Property Maintenance Coordinator Richmond Villages Nantwich St Joseph's Way, Nantwich, CW5 6LZ £13.00 per hour It's the small things that can often make the biggest difference. As the Property Maintenance Coordinator, you'll ensure our care home remain functional at all times, working with our on-site maintenance teams to ensure our residents have a safe and comfortable environment.

What the role involves

• Ensure that the external and internal building and grounds are maintained to a safe and acceptable standard of repair, carrying out any works with the minimum disturbance to occupants and visitors
• Ensuring that all maintenance and repair tasks within the care home are completed to a high standard, in a timely manner and offer value for money
• Contribute to the completion of the annual care homes maintenance budget
• Ensure that all health and safety and compliance checks are carried out as per the timescales directed by Bupa Standard Operating Procedures and by Bupa compliance management tools and software
• Ensure that safety and cleanliness within the care home and grounds is to the satisfaction of Environmental Health, local Fire Authority requirements and Health and Safety regulations
• Undertake quarterly Maintenance Audit and report/act on issues relating to building fabric condition, infection control, and Environmental Health Officer issues
• Liaising with, and supporting, our care home-based Maintenance Operatives across the home, including assisting with the induction and training of new starters
• Cover annual leave, sickness, or vacancies in the allocated home and attend maintenance meetings around the portfolio as directed
• Ensuring that all health and safety and compliance checks are carried to deadlines, and all policies and guidelines are adhered to at all times
• Richmond Villages is a 24/7/365 business. You may be required to work such additional hours as may be necessary for the proper performance of your duties including support to the homes in the event of emergencies out of hours and at weekends

Who we're looking for

A full driving licence is essential for this role.

You hold a building/electrical/plumbing qualification or have a minimum of 5 years' experience in a property maintenance or general repairs role. It is essential that you hold a current blue CSCS card for a 'skilled worker' and a current gold CSCS card for a 'supervisor' is desirable, but not essential for this role.

Previous experience of managing a team is essential and some experience managing consultants, contractors and contracted suppliers is preferred.

You will need to have experience in managing Health and Safety matters relating to construction and general maintenance (completing permit to work, writing and assessing risk assessments and method statements).

Friendly and approachable, you'll have a good understanding of building services including, heating, hot and cold-water distribution, ventilation, electrical distribution, and plumbing. You understand the importance of maintaining high standards and have knowledge of relevant statutory requirements and compliance. You can work flexibly to meet demands and you're always happy to help the wider team. You'll enjoy working with others and building relationships with our residents.

The Role

Key purpose of the role is to actively manage the Council's built estate, seeking to challenge and redefine the existing portfolio through the valuation, disposal, acquisition, development and management of land and buildings to maximise income from its corporate asset portfolio.

Key responsibilities will include but not be limited to:

• Inspecting and valuing property across a broad portfolio for letting, acquisition, disposal, property management and review purposes in line with RICS professional standards
• Evaluating proposals for transactions or schemes for existing property or new acquisitions to redefine the portfolio
• Assessing and negotiating a range of property transactions

The Candidate

To be considered for this role you will require a full membership of the Royal Institution of Chartered Surveyors (RICS) or equivalent and education to degree level or equivalent level of knowledge and/or experience.

The below skills would be beneficial for the role:

• Experienced Chartered Surveyor with a proven track record of property management including dealing with lettings, rent reviews, lease renewals and general estate management; as well as professional work including acquisition, valuation and disposals
• Experience of supporting the development and implementation of a commercial property asset and investment strategy; and, commercial management in a multi-site environment
• Significant experience of commercial property management including void management and re-letting; a strong awareness of commercial market opportunities; and, property marketing

The client is looking to move quickly with this role and as such are offering £46.549 - £49.590 per annum (depending on experience)
