ROLE DESCRIPTION

We are looking for Research Photographers who will support us as we build out an in-depth understanding of the commercial real estate of Stuttgart and surrounding areas. This role is responsible for ensuring that the CoStar products are representing the most current and accurate information and photographs on commercial properties and listings through on-site inspections within the assigned geography. Equipped with state-of-the-art equipment (Canon R6 and 17-35mm lens or similar, drone where applicable, iPad, laptop, smartphone, mobile wi-fi and traveling via foot/public transport or hybrid research vehicle when necessary) our Research Photographers canvass the market to identify and capture commercial listings, properties, building attributes, tenants and photographs not represented in the CoStar database. Research Photographers are remotely managed by a Photography Manager.

RESPONSIBILITIES 

• Drive or walk assigned submarkets within core territories to collect the required imagery, information and updates – including: identifying new availabilities, missing Inventory, updating construction status, adding up to date high resolution images where required
• Cross-reference new leads with current information on CoStar database by researching sales and lease comparable data. Once satisfied that the information is new, collect building data and contact information on property and send to in-house Research team 
• Photograph and collect building attribute data and contact information on all commercial properties with for lease and for sale signs working in entire assigned territory 
• While in front of the targeted property, collect all visible data fields about the property including, but not limited to, the address, building type, # of stories, gross building area, building height, industrial loading information, retail specific details 
• Use Adobe software suite to post process digital images 
• Create footprint and rooftop geocode for each building using polygon tool in field mapping software 
• Associate any assigned tenant locations to polygon, and photograph tenant space 
• Follow daily Research procedures including: quality communication to your Photography Manager to ensure assignments are efficiently carried and completed within a predefined time frame, and accurately logging working time and providing production updates
• Upload data and images collected on the day the properties are canvassed 
• Photograph and collect data on multiple properties per day predefined by your manager  
• Visually scan commercial properties in assigned submarket while driving or walking, resulting the target number of potential listings (leasing and/or sale signs) per day when working on lead project 
• Professionally communicate with property managers and customers via phone, e-mail, and in person
• Abide by CoStar safety standards 
• Maintain company vehicle and equipment 
• Represent CoStar in a professional manner at all times 
• Participate in monthly conference calls with sales and research teams 
• Represent Research at occasional trade functions 

PHYSICAL REQUIREMENTS 

• Repetitive and frequent standing, seeing, sitting and walking up to 8 hours per day
• Holding 2kgs in one hand for 5 minutes
• Repetitive hand and arm movements needed to type and write
• Exposed to various weather conditions each day
• Exposed to both vehicle noise and possible car exhaust fumes

QUALIFICATIONS  

• A full local driving license (clean record preferred) is essential
• Reading/writing proficiency in English and German
• Technical proficiency in digital photography and post processing via the use of the Adobe suite of products; Lightroom, Photoshop, Premiere Pro
• Educated to degree level of which a significant component should be related to photography
• A willingness to travel to work across the country on special field related projects
• Knowledge of Windows, Microsoft Office, and Internet applications
• An existing portfolio of property exterior and interiors imagery
• Excellent communication (oral and written) and organizational skills
• Flexible, with the ability to positively adopt new processes
• The ability to quickly learn and apply new concepts such as commercial real estate terminology and mapping software
• Ability to work on own initiative and follow CoStar protocols remotely without supervision
• Comfortable with working alone with daily support via phone and email

The Role

As a Field Research Manager, you will be responsible for managing and growing a team of full-time researchers capturing data that supports CoStar Group products.  CoStar Group researchers collect data, research, and imagery on assigned commercial properties to capture the features and highlights of each building.  CoStar Group customers rely on our team to offer content that drives real estate transactions.  As a Field Research Manager, you will be responsible for ensuring that researchers are always meeting both production and quality standards.  Meeting deadlines for our internal clients is a critical part of your responsibilities.  Working in the field with each of your researchers throughout the month to ensure best practices are implemented and provide coaching and mentoring is required. This role will be based in market.

Responsibilities:

• Build, train, mentor, and coach a growing team of 8-10 professional field researchers.
• Daily review of the team’s production measured against KPI metrics.
• Spend quality time in the field with local and regional team members to demonstrate best practice with data collection, time management and overall efficiency.
• Review incoming data and imagery to determine its quality relative to standards and guidelines.
• Provide constructive and actionable feedback to team members to meet both production and quality expectations.
• Create action plans to help team members grow, succeed, and maintain their engagement.
• Professional and effective communication with employees and internal partners to meet company objectives.
• Frequent travel within your region, and some travel to the Richmond, VA office is required.

Qualifications:

• Bachelor’s degree from an accredited, not-for-profit University or College
• 3-5 years’ direct operations management of 6+ employees, virtual management a plus
• Leadership and management skills, including the ability to prioritize and control the workload of a team, coaching, and mentoring through professional development.
• Experience with creating and managing effective KPIs, along with meeting performance metrics and being results-oriented.

• Ability to work in a collaborative setting.
• Success in building strong, cohesive teams by leading and motivating towards action/execution through influence and collaboration.
• Ability to articulate and execute corporate strategy, well-communicated with the ability to influence.

As one of the five Exams Officer Support Advisers, you will either be responsible for the Northern region or the South East Region of England, depending upon your locality. Summary

The Account Manager Associate is a customer facing sales position targeted with winning new business and growing of market share from a strong base within existing accounts. The role will be responsible for identifying key decision makers and opportunities for business growth through building effective relationships with customers and prospective customers. Responsible for achieving agreed financial target that will grow the level of business within an allocated territory.Job Description
Section 1- Accountabilities

Customer (external or internal)

Working alongside experienced member of the sales team to create and deliver a territory plan to include account plans for target key accounts, adopting a customer focused sales approach to deliver required sales targets within the allocated territory.
Engagement with external customers through a range of channels including face to face and remote contact to support achievement of territory and key account plans.
Working within the key account framework, develop customer offers to retain and acquire customers.
Work with Regional Sales Manager to negotiate agreements with key accounts where necessary to secure retention and acquisition opportunities in line with targets.
Resolve account queries as escalated by other AQA teams.
Working alongside an experienced Account Manager collect, analyse and interpret market intelligence on competitor and customer behaviour to inform National Sales Plan and the territory and account plans, feeding this back to the relevant AQA teams to support trend analysis.
Identify key stakeholders, influencers and networks capable of supporting or influencing AQA’s corporate and policy objectives, and feed this back to the relevant internal audience as business intelligence.
Identify the key stakeholders, influencers and networks within your territory capable of influencing decision making and work collaboratively with Assessment, Customer Training and Events and Curriculum colleagues to actively network to support retention and acquisition of key accounts.

Cash (finances)

Deliver the sales revenue & profitability targets for the allocated accounts within a given area
Non budget holding role.
Ensure AQA expenses policy followed.

Product and Internal Processes

Regularly review delivery of the territory plan, taking corrective measures to achieve targets, and escalating risks via appropriate channels as necessary.
Analyse data to monitor progress against objectives and produce monthly management reports.
To comply with all AQA policies and other legislative requirements, including but not limited to HSE, Equal Opportunities and ISMS.
Ownership and responsibility to acquire knowledge and keep updated on AQA’s specification.

In addition to primary team duties, the Team Trainer supports high engagement, productivity, and retention of New Members by organizing and delivering quality training on their home team. Team Trainers work in partnership with Team Leadership, their location’s Store Trainer, Team Member Services Generalists, and other qualified Team Members.
