As a Project Manager in our Project & Development Services (PDS) business line, you will have a key role in managing and delivering hundreds of capital works projects on a nation-wide account.

Fostering relationships

You'll foster critical relationships between various individuals and organizations, including:

• Corporate Real Estate to review and resolve planning forecast requirements, concerns, and issues,
• Business Unit leadership to collect headcount forecasts and resolve headcount forecast discrepancies between their numbers and those collected at the group level,
• Corporate Finance group to gather top-down headcount and growth projections,

Driving optimal occupancy planning solutions

Your primary focus areas for this role will be managing the development of occupancy plans, sequencing group-level and individual moves, and resolving planning issues identified during client planning sessions. You will ensure the alignment of planning with corporate guidelines and that all scenarios maximize the use of space. You will recommend, educate, and enforce space policies/standards, procedures, and protocols, notify the client of customer-requested exceptions, and, as necessary, assist in developing site-specific Planning Strategies with Senior Leadership. Reporting

One of your major requirements will be to get familiar with space utilization methods and the presentation of utilization data. In addition, you will report on current supply and capacity, forecast inventory changes as required, and work with the client to reconcile any discrepancies from top-down projections.

Taking care of the daily operations

The site’s daily operations will be at the heart of your role. ROLE AND RESPONSIBILITIES

OVERALL ROLE

The Lead Project Manager is responsible to lead, plan, coordinate and execute projects in interior and fit-out works for client. Prepare and manage project schedule to ensure delivery of quality projects, within timeline and budget. He will develop, get approval, and ensure implementation of the projects assigned.

Aside from working on projects, the Lead Project Manager is also responsible for leading a team of project managers and ensuring that the team delivers their projects in a timely and cost efficient manner. Projects will pan across office locations and retail sites across Singapore.

MAJOR RESPONSIBILITIES

• Responsible for the planning and co-ordination of renovation, upgrading and refurbishment projects.
• Liaison with relevant stakeholders (i.e. client, main contractors, design consultants, M&E consultants, etc)
• Responsible for entire tender process including scoping, tendering, evaluation and awards
• Coordination for work implementation schedule
• Execution of contracts on behalf of client,
• Submission of progress reports and
• Handling all payment matters related to the projects.

We employ talent from a wide range of backgrounds, though typically you should have a degree in a relevant field, and/or around two to six years’ experience in design, construction, project management in interior fit-out projects for multinational clients. It would be excellent if you have a strong background in all aspects of interior fit-out management—including management on schedule, quality, cost and risk management, and negotiation, to name a few. Your expertise in surveying a client’s basic needs, completing commercial assessments, and preparing recommendation reports will also be put to the test. Your quickness in understanding and dealing with a situation will be indispensable especially in carrying out value engineering, build ability analysis, critical reviews of design and documentation.

Contribute to the development and fulfilment of asset strategies by developing asset strategies and plans.
• Ensure that client asset plan expenditure savings targets are achieved.
• Deliver an exceptional quality of service to the client, as reflected by client feedback.
• Ensure that the property asset management service offering is developed, implemented, achieved, and maintained.
• Ensure the timely and accurate delivery to the client and senior management of analysis and information for the asset plan, management reports, client’s Annual Reports, Business Plans / overheads and others as required by the management company, relevant authorities, and the client.
• Ensure that there are no major risks associated with public liability, fire and lift safety, essential services, non-essential services, the staff and office and contractors. This includes addressing all issues within the appropriate timeframes and ensuring the clients risk management plan is in place for the asset, particularly covering contractors and the management company team.
• Ensure that all company and building systems are operating and maintained appropriately.
• Ensure all Asset Plan and Business Plan KPI’s/targets are achieved, including but not limited to capital expenditure and OH&S.
• Ensure all staff and contractors receive up to date training and site inductions.
• Develop the team through performance assessments and training, managing staff workload through correct resourcing and developing a succession plan for key team members.
• Ensure that all elements of the Managing Agent Agreement with the client are understood and complied with by the team.

Special Projects
• Leading and managing the product/ service roadmap for Commercial Asset management services and ensuring alignment with business objectives and margin goals.
• Assessing the current state of products, identifying ways to transform existing solutions while thinking through innovative new solutions that need to be built or bought.
• Establishing OKRs (Objectives & Key Results) to ensure your products achieve their goals
• Collaborating with the internal and external team and partners to further deliver on the new vision of the product/ services.
• Championing the voice of the customer; establishing one-to-many customer and partner forums for product feedback; engaging deeply and personally with customers, partners, and the field.
• Identify commercial asset management product and services trends and new features to assist with defining services and technology roadmap.
• Work closely with regional business stakeholders, cross-functional business line teams, and third-party/vendor developers to effectively prioritize demand and allocate team resources in support of business outcomes.
• Above all, delivering strong and compelling products and services that take advantage of JLL’s unique technology, data, relationship and people assets in order to move the needle on market share and margin.
