JOB DESCRIPTION:

• To perform agreement stamping in LHDN portal, delivery to customer, registration and archiving in DTS. 
• Improve the operation flow of DMS operation and ensure all process running smoothly and comply with guideline and procedure.
• Ensure implementation of proper filing and arrangement of customer documents. 
• Controlling of customer documents and agreements and document retrieval as and when requested by other parties. 
• To provide full support to other department and branches nationwide in term of customer service and improvement solution. 
• Work closely with other section in order to ensure operation run smoothly.
• Assist other Section / Unit operation as ad hoc basis.

Job Details:

• 2- 3 years of overall working experience related to budgeting, controlling, finance or accounting/Strong business applications skills, e.g. Microsoft Excel, Word and Powerpoint/ Experience in Telecommunication industry and audit is added advantage. 
• Review any purchase or payment requests and ensure they are as per approved limit of authority, supported by approved business case (where applicable) and Standard Accounting Procedure.
• Verify all the supporting document, data and information provided to the share service to ensure the accuracy of data posted to GL and the completeness of documentation for audit purposes.
• Provide support for payables, tax and treasury cycles.
• Monitor day to day budget and non-budget spending activities and highlight any issues to the divisional budget controllers when necessary as to ensure the expenditure is within the approved budget and in line with business plan.
• Provide budgetary support such as budget allocation, budget utilization and budget balance to the divisional budget controllers.
• Analyze monthly actual operation expenses and other discretionary expenses against budget and highlight any irregular trend (if any) to the team.
• Prepare monthly analysis report and highlight any irregular trend to the team.
• Prepare monthly report spending against budget and highlight major points on variances and movement to give awareness to budget owner on their spending so that they can improve their budget control and planning.
• Deal with external parties such as tax agents, external auditors, consultants and bankers.
• Involved in transformation and process improvement exercise.
• To work closely with Finance Manager to prepare reporting and performance deliverables.
• Any other relevant tasks as allocated.
• Support divisional budget controllers in their day-to-day accounting related operations and ensure conformance with procedures and limit of authority. Analyze budgeting and accounting reports and highlight to divisional budget controllers for any discrepancies or matters requiring attention.

Responsibilities

• Oversee the operation and maintenance of a high-rise and landed residential , including general office administration and management of the building.
• Liaise and report to the Chairman of JMB or any other of the JMB members on matters related to the policy and rules of the residential and to attend the monthly meetings or any other ad-hoc meetings that the JMB may request.

Requirements

• Candidate must possess at least Diploma qualification in Property Management, Building Science, Property Development/ Real Estate Management, Urban Studies/ Town Planning, Building Maintenance or other related fields.
• At least 1 to 2 years (s) of working experience in Property Development field. Preferably Managers specializing in Maintenance / Repairs (Facilities & Machinery) or equivalent.
• Strong and proven capabilities in managing, supervising and handling all operationally related work such as Mechanical & Electrical repairs, cleaning services and maintenance of facilities within condominium such a swimming pool, gym electrical & plumbing, landscaping and general cleaning services.
• Possess good leadership in managing a secure and disciplined security team with a special focus in ensuring a high standard of security procedure being adhered to by all security personnel.
• Processing extensive knowledge of and conversant with the Strata Management Act 2013 (Act 757) rules and orders.
• Good PR with strong written and oral communication skills in English and Bahasa Malaysia.
