Overview

Microsoft Cloud Operations + Innovation (CO+I) is the engine that powers Microsoft's cloud services and our team is focused on delivering high quality infrastructure to support cloud operations.

As Microsoft’s Cloud business continues to mature, the acquisition and development of our owned, designed and constructed Data Center facilities will scale to meet the demands of our customers. Cloud Operations and Innovation (CO+I) will be developing and executing strategies to deliver owned and developed sites alongside our leasing team, to scale our business into the future.

The Infrastructure Planning & Acquisition (IPA) team is responsible for the acquisition and planning of Data Center Infrastructure needed to build out Microsoft’s cloud infrastructure. As a Real Estate Analyst, you'll dive into the real estate market, providing crucial insights and analysis to expedite our land acquisition process. Reporting to the APAC Regional Director, you will be responsible for the research and analysis of real estate market information, supporting the team to expedite the land acquisition process in the APAC regions.

The position will focus on providing information to the Land Acquisition Managers to enable the team to accelerate the process and mitigate risk. • Research and analysis of real estate market information such as market reports, industry publications, and government data across APAC regions.
• Expedite the evaluation, selection, and recommendation of acquisitions for approval.
• Streamline the management of the acquisition process for land including tasks which can range from site selection to municipal collaboration for pre-construction work.

Job Description:

This position will have the primary responsibility of managing fund accounting team(s) providing the full range of fund administration services to real estate clients. This individual will be reporting directly to Regional Head of Private Equity and Real Estate. A partial list of responsibilities and skills includes:

• Review and coordinate Net Asset Value calculation and reportings

Change Order Management:

• Detailed understanding of contractual conditions regarding order management.
• Audit and ensure compliance of change orders to the project, and partners cross-functionally to resolve/escalate accordingly.

Execution Coordination & Communication:

• Assesses and advise on the site team’s post-award contract execution and commercial decision making.
• Travel to site when challenges arise related to the project/contract and implement strategies to mitigate the risk.
• Provide regular status reports on issues, risks and mitigations to leadership.
• Assess mitigation process of site contract managers when significant contractual issues arise
• Effectively document and communicate improvement recommendations after site audit completion

Stakeholder Collaboration

• Drives significant business engagement in partnership with the SWAT team and cross-functional teams including Planning, Strategic Sourcing, Cost Management, Engineering, Quality, Construction and Project Managers.
• Drives commercial compliance and problem resolution with General Contractors, Subcontractors and Suppliers.
• Actively partners with suppliers to identify and drive continuous improvement and risk management opportunities by evaluating procedural, operational, and/or environmental factors, analyzing root causes of issues, sharing insights with key stakeholders, and influencing the adoption of needed improvements.

Position Summary

The Ares Real Estate Debt team is seeking an investment professional to join their LA team. The position will play a highly visible and key role in the investment process, assisting deal teams in the sourcing and assessment of short-term debt, equity and mezzanine investment opportunities in core, core plus, and value-added oriented commercial real estate projects throughout the US.

The Ares Estate Debt team focuses on directly originating loans using its extensive national relationships with various owner-operators, sponsors, and intermediaries of real estate properties.  We seek to provide flexible financing across a potential borrower’s capital structure.  While we focus on self-originated transactions, we will also selectively pursue secondary market acquisitions and club/syndicated transactions.

Primary Functions & Essential Responsibilities

• Participate in the sourcing, assessment and structuring of investment opportunities by critically evaluating the merits and risks of the investment through the development of financial metrics, models, and sensitivities.

• Identify and understand a project’s market positioning; gather market information through independent field work and direct contact with brokers, appraisers, and developers.  Synthesize information and draw a conclusion on the business plan including future market rent, absorption, vacancy, and liquidity in the investment market.
• Perform credit analysis of potential sponsors. Critically assess the execution ability of the sponsor team for a project.
• Prepare a comprehensive investment submission and communicate conclusions and investment risk in a narrative presentation to senior management including approval through participation in Investment Committee.
• Perform ad-hoc analyses for asset management, capital markets, and investor relations teams.

Education

• BS or Master’s Degree in finance, real estate, or related field

Experience Required

• 1-2 years of commercial real estate investment, underwriting or investment banking experience

General Requirements

• High level of expertise in Excel, PowerPoint, and ARGUS
• Strong presentations skills and time management skills
• Must possess strong integrity and professionalism

What will you deliver?

• Management of all Real Estate data and creation of the Real Estate data management plan to support the Thales big data  initiative
• Creation and management of all Real Estate reporting and UK Real Estate dashboards
• Deliver cross function support to the Real Estate Digital transformation plan to include the Real Estate internet pages, creation and management of a digital communication plan for UK Real Estate
• To deliver support to the UK Real Estate team on all aspects of customer engagement, working with our outsource service providers on a single brand and a “ focus on the customer strategy and plan”
• Deliver Real Estate governance by the management of UK Real Estate Chorus Documents and internal processes. Support the development of new UK Real Estate processes working closely with the UK Head of Capital Projects and UK Head of Workplace Management. 
• Supporting the UK Energy Management strategy and the Real Estate Environmental sustainability working Group
