We are seeking a highly organized and motivated Property Manager to join a team based in Stratford. This role involves travel across East London and surrounding areas of Essex, to carry out day-to-day management of a portfolio of properties. The postholder will carry out property management tasks and provide a highly responsive service to clients and customers. This role is a temporary contract with an initial period of 3 months. Please note a full enhanced DBS certificate is required for this role, as well as a full UK Driving License and access to a vehicle.
Requirements

• Previous experience in in a front facing role within Property/ Housing Management or similar is essential
• Experience working within a busy office environment
• Knowledge of relevant Housing Legislation
• Excellent verbal and written communication skills
• Ability to multitask, prioritize workload, and meet deadlines
• Exceptional customer service and problem-solving skills
• Full UK Driving License and access to a vehicle
• Full enhanced DBS required

Role Expectations

• Block management of a portfolio of residential properties including mixed tenure, RMC Freehold and leasehold blocks of flats and estates
• Preparing and monitoring service charge budgets based on previous expenditure and knowledge of site
• Approve invoices for expenditure for managed buildings within the delegated authority limit
• Ensure regular of review of service charge expenditure is completed quarterly
• Using the in-house software to ensure the timely and accurate billing of all service charges together with the service charge accountant
• Undertaking regular site inspections at the developments and properties managed by the company and ensuring all follow-up works completed in a timely manner
• Maintain accurate and up-to-date records of property-related information, including tenancy agreements, maintenance requests, tenancy renewals, and correspondence
• Conduct regular estate and property inspections to identify maintenance needs and ensure action is taken for any issues identified
• To carry out the management and assessment of the staff employed at the buildings including the administration of their employment, interviewing, appointing, disciplining and dismissal (if applicable) or to liaise with the recruitment agencies to ensure they carry out the same

• To deal with all management and other issues and to escalate any problem issues to senior management
• Liaise with contractors and maintenance personnel to ensure that all properties meet a high standard
• Build relationships and work collaboratively with internal and external Stakeholders to better support residents. Represent the Group in meetings, hearings and more
• Keep up to date with current legislation and regulations related to property management

The post holder will ensure that LSCFT Estates & Facilities meets all statutory obligations with regard to health and safety, risk, and property compliance requirements. Undertake targeted support to the risk departments in meeting with the stakeholder health and safety objectives. The post holder will undertake a programme of audits to identify areas of risk and maintain a departmental risk register. Where appropriate support the Fire Officer by raising fire awareness. Liaise with external agencies to ensure a good working relationship is developed and maintained.

The post holder will have line management responsibilities for the Estates Ligature Co-ordinator, oversee their work and complete ligature audits and associated tasks in their absence.

Job Description

• Leader Quantity Surveyors in the tender and post contract functions.

A client within the Public Sector based in Nottingham is currently recruiting for a Voids Property Manager to join their team as soon as possible. The client is offering a full time, temporary position on an ongoing basis with the ideal candidate having experience of working within a local authority within a repairs and maintenance environment.

The Role

Key purpose of the role is to deliver a first-class repairs and maintenance service through the management and delivery of work within Void properties.

Key responsibilities will include but not be limited to:

• to lead, manage and develop the repairs and maintenance function for Void properties, including new business opportunities that may arise.
• co-ordinate all void maintenance, repairs and investment programme of works within agreed performance targets, to budget and within forecasted timescales.
• undertake and prepare detailed surveys of properties, the compilation of works specifications and program / project plans
• to lead and manage direct reports and is accountable for the performance of Operatives within Voids team.

The Candidate

To be considered for this role you will require a HNC or equivalent building qualification or substantial equivalent experience / track record of success and a driving licence with access to a vehicle

The client is looking to move quickly with this role and as such are offering £25 - £27 per hour Umbrella LTD Inside IR35.
