Job Responsibilities

Financial Analysis and reporting

· Responsible for overall control of expenses and recoveries for Singapore SG portfolio and maintenance of all RES GL accounts

· Month end check - track actuals against plan, forecast, prior month. Provide explanations for expense variance for all stake holders - FP&A (for flash reporting), Country team, management

· Pro-active forecasting of RES SG plan numbers (line of sight) for management reporting purposes based on trend, updates etc. Liaison with Transactions/Facilities Management/Project Management teams to achieve this

· Monthly submission of investment file, productivity file and R&C template

· Review DC rate and charges every month. Provide update for any changes in APS as needed

· Co-ordinate for annual FA inventory count exercise. Ensure RES FA balances are updated

· Processing of Global housing related re-class entries into RES lines and charge out to business. Work with HR on tracking of rental and related cost

· Post Proof transition to FRO, responsible for maintenance of accurate GL balances, proofing records and ensure 'no ageing' in General Ledger balances

· Single point contact to regional, country, FA queries for SG RES

· Annual budgeting exercise

· Work with SG RES team to provide financial inputs for IEP preparation, RE (move v/s stay) analysis etc.

· Computing, reporting and tracking of reserves

· Engage with Audit team, regional Compliance for SG related queries

Compliance

· Responsible to ensure department compliance adhering to RES policies and processes.

· Submit Monthly and Quarterly Risk and Control Reporting, including any ad-hoc reports as required by Regional/Global Compliance team.

Operations & Processing

· Work with SG RE team and FRO Lease Admin team for rental run. Accruals entries to be passed as needed

· Utility tracking, re-class entries for GIRO payments. Month End Accrual process for utilities

· Monthly processing of entries for FAS 143 (fin 47), Rent smoothing, prepaid amortizations

· Processing of baseline billing, Accruals if necessary

· Work with FM managers to track repair expenditure. Month end accrual process for repair

· Any other entries, Invoice processing / accruals as needed for one timers, regional expense etc,

· Responsible for maintenance of all records (physical payment memos, approved reserve schedules, approved amortization/GAAP/Fin 47 schedule, Security Deposit and advances schedule etc) for Audit trail (soft and physical) and proofing

APS System Lead

· Overall responsible for maintenance (service order opening etc) and processing of premise recovery on APS system

· Work closely with FM for Archibus update

· Monthly processing of billing file, Manual recoveries and entries as and when needed

· One-point contact for all charging related queries, charges outlook submissions to regional FP&A and business

Facilities Management (FM) Analysis and forecasting

· Tracking of actuals against plan for all FM charges – Utilities, cleaning, Maint Contracts, Repairs, above base expenditure

· Track CBRE baseline invoicing and Change Request (CR) and forecasting

· Provide inputs for FM annual budgeting.

• Handle consolidation accounting for multiple entities in Singapore and regional to ensure accuracy and compliance with financial regulations.
• Lead and manage accounting team.
• Collaborate with finance teams across various entities to streamline accounting processes and enhance efficiency.
• Prepare financial statements, reports, and analysis for each entity, ensuring transparency and adherence to accounting standards.
• Monitor and analyze financial performance, providing insights and recommendations to improve overall financial health.
• Communicate and coordinate with internal and external stakeholders, including auditors, tax authorities, and other relevant parties.
• Stay updated on changes in accounting regulations and standards, implementing necessary adjustments to accounting practices.

Requirements:

• Bachelor's degree in Accounting, Finance, or a related field
• Professional accounting certification (CPA, ACCA, or equivalent)
• Minimally 8 years of Audit & in-house accounting experience
• At least 3-5 years of experience in similar role within the real estate industry.
• Hands on experiences in J-SOX and J-GAAP with international standard.
• Familiar with Singapore and regional taxation matters.
• Proven experience as an Account Manager and handling multiple entities.
• Strong leadership skills to effectively manage a team.
