Your new role
In this role you will be working alongside the planning and development director. Your role will involve assessing land and property use, managing regeneration projects, identifying new opportunities, delivering planning application, liaising with clients and delivering the projects. Their rural/ land team have a strong residential proposition, alongside life science projects and infrastructure.

Job Responsibilities:

• Manage the day-to-day School matters, such as inspect and identify defects, manage and supervise maintenance including external works done by contractors.
• Oversee servicing, cleaning, projects upgrading and other maintenance works.
• Prepare necessary building and procurement documentation and contracts, if applicable.

Job Requirements:

• NITEC/Higher NITEC in Mechanical/ Electrical/ Building or equivalent
• Minimum 2 years of relevant experience in property or facilities management, facilities engineering, or related field.
• Knowledge of vendor management for specialized services.
• Able to work independently as well as a team player and able to work, troubleshoot and resolve problems in a fast-paced environment.
• Possess good discipline and working attitude with a customer-oriented mindset.

Reports to the Centre Manager with specific responsibilities for the efficient and smooth operation of all matters relating to the maintenance, security, and management of the building.

Responsibilities:

• General administration of all building works/service contracts, carpark management, security, and fire protection system.

• Oversee all aspects of common areas defects, repairs & maintenance matters, plumbing, sanitary, carpark and fire & security matters.

• Planning and implementation of building maintenance programs such as preventive, corrective maintenance, inspection schedules and programs relating to security.

• Prepare cost estimates, work specifications, invite quotations and follow up on various repairs and maintenance work in the building.

• Supervise building works carried out by maintenance staff and service contractors, ensure that all works comply with specifications and statutory requirement, and initiate actions against defaulting contractors when needed.

• Conduct regular inspections of all common areas, public walkways, building surrounding facade, etc. and institute remedial action including following up on outstanding works.

• Build and maintain relationships tenants and occupiers, attend to their feedbacks and complaints.

• Liaison with government authorities/ statutory boards, architects, engineers and other divisions on matters relating to management, security and maintenance of the building.

1) Job Summary:

Assits the Site manager as a sub-con in managing specific works on construction site.

Must have M&E and RC in HDB or condo working experience.

2)Essential Job Functions:

The Senior Building Supervisor is responsible, but not limited to the following:

Planning & Programming

• Plan construction sequence for various work trade of RC structure

Quality

• Coordinate and lead the inspection of works by Resident Engineer and / or Clerk of works.
• Assist in implementing Quality System on site
• Follow up and monitor Contractors QAQC issues for timely close out.
• Ensure timely delivery of all construction material
• Review daily reports from vendors and ensure all daily activities are properly recorded in the reports prior to circulation to Project Director/Manager.

Safety

• Responsible for site implementation of safety standards to comply with IMS safe work methods.
• Responsible for attendance to daily site coordination meeting and provide detail coordination with subcontractors.

3)Personality:

• Good organizational and interpersonal skills.

4) Knowledge/ Skills/ Abilities:

• Good technical knowleage in current construction technologies
• Good understanding of general construction methods and in areas of building and structural details: working drawings.
• Familiar with MS, Primavera and others software to develop construction schedule.
