ACCOUNTS EXECUTIVE

· You are required to perform accounting and finance functions for a group of MCST properties and report directly to the Accounts Manager. Your duties consist of the following: -

· Carry out accounting and administrative functions for a group of MCST properties assigned.

· Ensure proper statements of accounts are prepared in accordance to SFRS with guidance from the Accounts Manager.

· Maintaining and preparing full set of accounts

· Preparation of GST schedules for quarterly lodgement

· To prepare invoices, collect fees & charges and interest due/ owing to the MCSTs and the relevant entities.

· Conduct arrears management and follow up actions.

· Monitor and co-ordinate with the on-site accounts/administrative staff in the submission of invoices and relevant supporting records.

· To manage the clients’ bank accounts and arrange for payments to the relevant parties.

· To monitor cash flow and co-ordinate placement of fixed deposits and other financial facilities.

· Assist in preparation of budget for operational expenses.

· To co-ordinate with other Accounts Assistants and Accounts Executive on accounting matters.

· To perform some administrative functions and support the Portfolio Manager in-charge of the properties.

· To provide support at AGMs/EOGMs when required.

Requirements:

· Diploma in Accounting with 3 years’ experience in handling full set of accounts preferably with MCST

· Able to meet deadlines of the portfolio's requirements.

· Meticulous, resourceful & motivated

· Strong interpersonal and communication skills

PROPERTY EXECUTIVE

• Manage and maintain day-to-day operations of the and activities of the site of high-end property
• Ensure effective and efficient management of the common areas through routine checks
• Assist the Residence Manager to support daily operations
• Engage and attend to complaints from residents professionally and properly and to ensure every complaint is addressed with the residents with closure; ensure timely and prompt responses to complaints and requests
• Ensure that all the property management services rendered are in accordance to the contracts’ terms and conditions.
• Make regular building inspections and forward the recommendation for rectification.
• Monitor progress payments/claims to ensure cash flow projections.

REQUIREMENTS

• Diploma/Degree in Real Estate / Building Management / Hotel & Leisure Facilities Management or Higher NITEC in Facilities Management

· Plan, co-ordinate and facilitate council meetings and Annual General meetings.

· Manage and supervise all maintenance and administrative staff assigned to the complex/building.

· Manage and review all vendor contracts, agreements and insurance before their expiry and recommend renewal or call for quotation/ tender

· Ensure all contract works/ routine servicing is carried out accordingly as specified in their contract’s agreement.

· Maintain continuous contact and communication with vendor contractors, clients and staff.

Requirements

· 5 years’ experience in managing condominium / building preferably with high end residences

· Diploma/Degree in Estate Management, Facilities / Hospitality / Business preferably familiarity with BMSMA

· Strong communication and negotiation skills

· Exhibit organizational and leadership skills

· Well organize and able to optimize cost, space and equipment while working within the budgeted operational costs

· Able to handle pressure, multiple tasks, prioritize and manage time effectively

· Able to handle all levels of people with a customer service-oriented mindset
