Responsibilities:
- Oversee and manage day-to-day operations of the high-rise buildings.
- Coordinate and oversee repair, maintenance, and other operational services.
- Supervise all staff within the building including maintenance, security, janitorial staff, and any contracted workers.
- Liaise with property owners and tenants to handle inquiries, issues, and enforcement of strata by-laws.
- Coordinate with the Strata Management Committee on necessary reports, budgets, expenditures, and capital improvement projects.
- Plan, schedule, and manage routine maintenance activities and special projects.
- Ensure all safety protocols, emergency procedures, and building regulations are adhered to strictly.
- Implement and maintain an efficient system for handling residents' requests and complaints.
- Conduct regular inspections of the property to identify and resolve issues.
- Negotiate contracts with vendors and service providers, ensuring all work is completed to the highest standard.
- Monitor expenditures to ensure operations remain within budget.
- Attend and participate in meetings with the Strata Management Committee and other stakeholders.
- Ensure compliance with all local and national laws relating to property management.
