Role Responsibilities:

• Develop and constantly update the region's property strategy at a micro level to align with the company's overall objectives and growth plans.
• Identify suitable sites for new locations based on the property strategy.
• Negotiate with landlords and property owners to secure favorable commercial arrangements, including lease terms, rental rates, and other terms and conditions.
• Prepare internal approval papers for new site acquisitions, including financial analysis, risk assessments, and investment proposals.
• Collaborate with legal and finance teams to conclude legal documents and finalize lease agreements with landlords.
• Maintain strong relationships with landlords and property owners, serving as the primary point of contact for lease-related matters throughout the lease tenure.
• Proactively manage lease renewals and closures, negotiating terms and conditions to optimize the company's real estate portfolio.
• Act as the internal coordinator for new site projects, liaising with all relevant departments (e.g., operations, construction, marketing) to ensure timely and successful project execution.
• Monitor and evaluate the performance of existing properties, identifying opportunities for optimization and improvement.
• Stay abreast of market trends, regulatory changes, and industry developments that may impact the company's real estate strategy.
• Develop and maintain a network of real estate brokers, agents, and other industry contacts to facilitate property transactions and stay informed about market opportunities.

Role Requirements

• Bachelor's degree in Real Estate, Business Administration, Finance, or a related field.
• Minimum of 8 years of experience in real estate management, property development, or related roles.
• Strong negotiation skills and experience in commercial real estate transactions.
• Proficiency in real estate law, lease agreements, and property management practices.

• Prepare tender documents, costing, tender evaluation, and contract administration
• Prepare quotations to clients, ensure completeness and timely submission of tender bid
• Responsible for controlling costs, budget management, evaluation of price comparison, and costing summary
• Prepare variation orders (VO), monthly reports for progress payment claims, and Purchase orders matching the Delivery Order.
• Review and negotiate with the project manager's suggested subcontractors if applicable.
• Identify potential claims based on the contract deviation and handle problems such as time extensions, terms, and conditions, loss and expense claims, etc.
• Settle main and sub contractor's final accounts
• Work and establish relationships with consultants, quantity surveyors, architects, developers, and contractors

skills & experience required

• Diploma / Degree in electrical / mechanical / quantity surveying / building / construction / civil engineering or equivalent
• Minimum 4 years relevant experience in facade contractor work environment

• Monitor and ensure timely submission of Progress Claim including variations claim, receive of Valuation Certificate and finalization of main
• Monitor and ensure timely issuance of Sub-Contract and Payment Responses
• Monitor and report status of contracts and procurement
• Monitor and manage project cost budget, changes, variations, revenue and cash flows
• Advise and resolve requests for equitable adjustment, contract disputes and contract claim with client/consultants and subcontractors
• Review Contract Document, Manage and ensure contractual compliance and conformance.
• Communicate effectively with every member of the team
• Lead, check and review the quantity taking off, comparison prepared by the QS to ensure accuracy in quantity and specification and ensure timely award of subcontractors and suppliers
