Reporting to the Facilities Manager, you used your functional and technical expertise to support the Facilities Department by taking care of the property and ensure the store has the proper comprehensive services and teams in place to deliver results, and keep the property and building in safe, working order, available and open for business.

Your assignment

• Provide support to the Facilities Manager, ensure the store is supported in call out situation. Ensure the scope of work, services and assets are being delivered and maintained to IKEA SEAMEX expectations.
• Monitor FM contracts for compliance and cost control. Maintain partnering relationship with vendors, suppliers, and contractors while ensuring they comply with the scope of work, delivering best products and services at minimum expense.
• Ensure that the planned preventative maintenance program is updated and in order, and that vendor performance is recorded and documented.
• To monitor, maintain and troubleshoot problems with the building’s utility system to ensure that proper operation including mechanical, plumbing, electrical, life safety and energy management system. Take care on all emergency control on and off hours.
• Review and ensure that Facilities comply with any Risk/FM Audit (SecCheck / Blue / Property) and work through practical ways with your manager to comply and meet the targeted score.
• Ensure smooth facility operations, ensure energy consumption is being recorded, and that the maintenance of the facilities infrastructure, and property are operationally efficient.
• Supervise technical teams on site and lead your team of co-workers by ensuring work assignment are follow up and executed on time.
• Assist in analysing building conditions and assigned building services resources and assist in preparing report setting forth progress, adverse trends.

Your profile

• Minimum 4 years supervisory experience in facilities, maintenance and building management. Hands-on knowledge in handling various technical aspects of building and facilities management with project management experience.
• Well versed in all local laws and regulations governing property maintenance, building management, statutory compliance and certification and licenses.
• Strong service ethic. Pro-active, can-do attitude with strong problem solving skills.
• Strong communication and interpersonal skills and skilled in report writing, presentations and use of IT tools

The CPCM is a highly automated processing line that uses a blend of old and new technology. The CPCM is toward the end of the steel-making process with the primary purpose of strip thickness reduction in preparation for the downstream steel coating processes. 

In this specialised leadership role, you will lead a multi-skilled Electrical team focusing on the delivery of Electrical Maintenance requirements for the CPCM Plant department while ensuring you champion a safety-first culture. Management of Staff To provide positive leadership to the facilities Worker/Driver, Night Workers and Volunteers by maintaining a high level of motivation and morale within the team. Previous management experience is desirable but not essential Allocate, monitoring and supervision of work within the team, ensuring that hospice policy and procedures are adhered to Organisation of work roster, ensuring adequate staff cover for routine tasks To ensure an ongoing programme of in-service training for the General Services Worker/Driver and Night Workers is implemented where appropriate. To ensure all team complete any mandatory E-Learning, including the ongoing completion of an expired modules, as per requests from our L&D team. Maintain effective communication with the Facilities Team (including volunteers). Team meetings to be held on a regular basis at least quarterly. To assist in the management of the overall performance of the Maintenance Team including recruitment and selection, undertake performance appraisals and objectives reviews with General Services Worker/Drivers and Night workers. Quality of Service Responsibility for ensuring completion of and documenting audits on Health and Safety and general maintenance checks carried out by the General Services Workers and Night workers. Assist the HR & Workforce team with the development, implementation and review of Hospice policies and procedures as appropriate. Responsibility for ensuring that all Hospice vehicles are well maintained, always in a safe condition with full tax, MOT, insurance and are clean. Responsibility for the full Maintenance Programme for the Hospice addressing all issues not in the Hospital contract e.g. Decoration, Gardens and Patios. Responsibility for responding to any NHS Alerts which indicate concerns over any premises or equipment issues and ensuring that all documentation is completed in accordance with guidelines. Responsibility for Portable Appliance Testing of new equipment to the Hospice, patient equipment, and items found not tested. The Facilities Team Leader will working closely with their manager. The Team Leader provides local leadership for the team of Facilities Management Assistants (FMAs) at Clock View & other sites as necessary in the future, providing a comprehensive Soft FM service across the sites including catering, cleaning, portering .
