You will support the Operations Manager in managing effective operations and maintenance of our retail mall.

Job Description

• Provide facilities management services for shopping malls
• This includes cleaning, pest control, horticulture, security management, ACMV, M&E, building services etc through our appointed term/ sub-contractors.
• Investigate, check and analyse reported breakdowns & faults to determine their cause for the prevention of future occurrences.
• Supervise upgrading projects for the shopping mall that you are assigned to.
• In addition, you will be responsible for car park management.
• Manage and attend to all feedback and service requests in a timely manner.
• Promote good relations with our partners and tenants.
• Lead the technicians and manage vendor services to achieve the required professional standards in day-to-day operations.
• Maintain building operation manual and any records relating to the building.
• Part of Company Emergency Response Team (i.e. Site Incident Controller, First Aider, etc),
• Part of Environmental Health Safety (EHS) team for review & approval of permit to work (PTWs), risk assessment, safety checks/audits of the mall.
• Any other duties are assigned by the Supervisor.

Requirements

• Minimum Higher NITEC/ Diploma in Building Services Engineering / Mechanical / Electrical or equivalent with minimum 2 year of relevant working experience, preferably in managing commercial properties or alternatively, possess at least 3 years of facilities management experience.
• Able to work within tight timelines, resourceful and systematic in resolving problems.
• Preferably possess certification for Fire Safety Manager.
• Pro-active, independent, able to work with minimal supervision and perform under pressure.
• Good communication and interpersonal skills.
• Service orientated mindset.

We are seeking a dedicated and detail-oriented Human Resource Officer to join our team.

• Overseeing full spectrum of HR activities including talent acquisition, management and retention, performance management, training and development, compensation and welfare, HR budgeting and payroll, statutory/regulatory reporting, employee work pass matters;

• Provide day-to-day support of HR operations;

• Review, upgrade, and develop HR policies to support the business as it grows;

• Partnering with management and work independently to deliver impactful HR/people initiatives and employee engagement to drive retention of the team and support growth;

• Document management - contracts, agreements, HR-related employee letters, work permits, etc;

• Manage payroll and administer Compensation and Benefits of employees;

Responsibilities:

• Responsible for overall management of properties - industrial and commercial
• Support all marketing efforts and manage new leases including promotion of the property online and offline, manning the marketing hotline, handle agents' and prospects site viewings
• Manage LOIs, tenancy agreements, lease renewals and other administrative issues
• Manage handover and/or handback of premises to/from tenants including preparation of inventory list, determine sums due (rent, tenant damages, reinstatement, etc)
• Assist in upkeep of properties in good tenantable condition with facilities/maintenance. Execute repair and upgrading works to maintain properties in good tenantable condition.
• Assist in sales & marketing admin including the smooth operations of the sales gallery, maintaining supplies and coordinating facilities management
• Assist in record management and regulatory compliance
• Promote good working relationships with our partners, tenants and buyers/clients
• Carry out all other tasks, assignments or requirements as directed by the Management

Requirements:

• Degree in Building and Property Management/ Project and Facilities Management
• At least 2 years relevant experience in property management
• Fluent in spoken and written English
• Strong communication and negotiation skills
• Attention to details, possess initiative with ability to multi-task
• Proficient in Microsoft Office – Excel, Words

Requirements :

• Minimum 1-2 years relevant experience in managing commercial buildings or MCST experience for condominium
• Computer literate and possess good interpersonal and communication skills
• Be independent, self-motivated and a good team player
• Knowledge of BSMSA will be an added advantage

Descriptions:

• Work in a team to carry out daily estate and horticultural works, liaise and supervise contractors, identify defects and implement improvement works
• Attend to feedbacks and services requested
• Manage arrears cases, handle administrative duties such as calling of quotations, issuing work orders, applying for funding
