THE ROLE

The incumbent manages a technical team with the objective of Building, facility and Utility machinery improvement, New Machine Installation, project works and contractor improvement schedule as well as company facility function.

KEY RESPONSIBILITIES

The incumbent is responsible for the entire project works scope, contractor work plan safety aspect, and major machine trouble investigation in the utility plant and power source to meet the company goal.

There are:

1. Oversee technicians for routine building, utility and facility maintenance works.

2. Execute requirements for repair and troubleshooting of utility equipment. (Boiler, compressor, chiller, dryer, cooling tower, air conditioner)

3. Request for purchase of facility spare parts and accessories.

4. Liaise with PE for utility equipment servicing and overhaul

5. Machine check-sheet and documentation control.

6. Update technician attendance and overtime data.

7. Liaise with Safety Company for safety equipment routine checking for the building.

REQUIREMENTS

• Preferably at least NITEC in Electrical / Mechanical / Mechatronic Engineering/ Facility Management
• Minimum 1-3 years relevant working experience in building/ facilities servicing and maintenance
• Able to work shifts (rotate every 2 weeks)

Primary Objectives of the Position:

You will be responsible for the maintenance of our facilities and lead a team of cleaners and facilities technicians. Your proactive approach will ensure that all projects and maintenance activities within our premises are carried out efficiently and effectively.

Major Responsibilities:

1. Perform routine building and facilities maintenance, with a focus on air conditioning servicing.
2. Lead and manage a team of cleaners and facilities technicians, overseeing service requests, cleaning operations, and worker duty schedules.
3. Conduct regular site inspections.
4. Ensure prompt execution of preventive and corrective maintenance tasks.
5. Handle ad-hoc repair and maintenance tasks, including ordering of parts.
6. Maintain and manage Engineering inventory, ensuring an adequate supply of necessary materials.
7. Take charge of preventive and breakdown maintenance for various facilities and equipment, collaborating with vendors for specialized systems.
8. Collaborate closely with specialists and technicians to ensure seamless daily operations.
9. Assist in troubleshooting and repairing manufacturing facilities and equipment.

Required Skills:

• Diploma in Facilities Management, Building Services, Engineering (Civil, Mechanical or Electrical) or equivalent.
• A minimum of 5 years of relevant work experience in facilities management.

Job Description:

1. Liaison and work closely with contractors on the general maintenance of all buildings such as electrical, mechanical, air conditioning, security system installation. (e.g., fixture & fittings, equipment, common facilities to ensure they are clean, safe and in good working condition.)
2. Monitor and be responsible of preventive maintenance, repairs, and replacement works carried out by the contractors are in accordance with the specifications.
3. Main liaison on with contractors on quotations.
4. Review job scopes and specifications of contractors.
5. Update maintenance schedule for term contractors.
6. Monitor and ensure works are carried out as per schedule.
7. Work closely with term contractor for carrying out the monthly maintenance and servicing of fire protection system such as fire extinguishers, hose reels, fire hydrants, smoke detectors, etc.
8. Work closely with term contractor for carrying out pest control and cleaning services for regular inspection and ensure that they meet the hygiene requirements according to Food Safety & NEA’s regulations.
9. Responsible of daily, weekly, and monthly inspection of key facilities, system, and critical areas.
10. Main POC respond to facility and equipment emergency alarms and system failures.
11. Main POC to coordinate with the Authorities for inspection of building facilities, equipment and ensure that they meet the local safety requirements and standards.
12. Prompt response to maintenance service requests within internal departments, investigate and initiate corrective actions for any service and equipment breakdown or fault detected.
13. Cocontracte and supervise contractors for upgrading works related to building & facilities.
14. To supervise contractor works on weekend when required.
15. To monitor utilities meters, e.g., water, electrical, gas meter readings.
16. To carry out minor repair works, e.g., door lock, replace light bulbs, etc.
17. Work well with colleagues within Facilities department and across other departments.
18. To handle the administration works for Facilities department
19. To carry out any other duties as may be assigned from time to time.

Qualification:

• Minimum Diploma in Electrical, Mechanical or Building Services

Knowledge & Skills:

The Job

• Develop and implement maintenance plans and schedules based on equipment requirements and resource availability.
• Coordinate and communicate maintenance activities with co-workers and various departments to minimize disruption to day-to-day operations.
• Plan equipment inspection, servicing, and overhaul during scheduled downtime.
• Perform both short- and long-range planning and scheduling; respond to emergencies and schedule changes.
• Coordinate with procurement department to call quotation / tender for term contracts and external ad-hoc services required by maintenance team.

• Monitor validity of term contractors’ insurance policies and security deposit during period of contract.

• Establish and maintain standardized maintenance planning process, procedures, and workflows.
• Review and improve maintenance processes and procedures including work order system to enhance overall effectiveness and efficiency.
• Make recommendations on best practices to be in line with industry standards.
• Maintain accurate records of maintenance activities, including work orders, maintenance procedures and schedule.
• Analyse breakdown report and liaise with team leaders to ensure breakdowns are categorized correctly.
• Provide reports on adherence to maintenance schedules.

The Requirements

• Minimum Diploma in technical field, preferably in Electrical or Mechanical Engineering qualification.
• 5 years working experience in an engineering position, with minimum 3 years in scheduling position with demonstrated success of implementing and operationalizing master schedules.
• Proven experience in performing preventive maintenance and repair works.
• Good analytical and communication skills.

Job Description:
• Responsible for planning and execution of all M&E periodic preventive maintenance, repair and replacement program
• To procure service contracts and liaise with relevant service providers to implement the rectification works.
• In charge for Investigation of M&E issues, review technical recommendations and solutions from service providers or outsourced contractors on any technical issues.
• To manage and execute the M&E upgrading projects.
• Responsible for plan, control, organise and monitor all property M&E operations to ensure compliance with building safety requirements and regulatory requirements.
• To propose, plan, coordinate Opex and Capex projects and tenant improvement works.

Requirements:
• Minimum diploma or equivalent study qualification in building related field (building, Facility Management, Mechanical and Electrical)
• Minimum 3 years work experience in facility management environment will be an advantage
• Fire Safety Manager (FSM) qualification will be an advantage

As the Senior Executive, Maintenance Operations, you are responsible for the management of the student hostels in the Residential Zone to ensure that they are safe to use and functional at all times for the enjoyment of the residents.

Responsibilities:

• Plan and supervise maintenance activities to ensure inspection programmes and preventive maintenance works are carried out as planned and in accordance with standards expected. Follow up promptly on corrective maintenance works to minimize downtime.
• Supervise daily and cyclical cleaning programs, conduct regular inspections and monthly performance assessment to ensure cleaning standards are met.
