This role will lead the full spectrum of financial management activities for a Real Estate Investment Trust (REIT), including financial reporting, consolidation, taxation, budgeting, financial planning & analysis, compliance, and financing matters.  

This role interfaces closely with senior management, board committees, auditors, external partners, trustees, and operational teams, and plays a key role in supporting fundraising and strategic initiatives. 

Core responsibilities 

Financial Reporting & Compliance 

• Oversee monthly, quarterly, and annual financial reporting for the REIT, including consolidated accounts, variance analysis, and periodic management reporting. 

• Prepare statutory financial statements, accounting papers, and announcements (Quarterly Business Updates, HalfYear Results, Annual Reports).

• Maintain and review Interested Party Transactions (IPTs) and ensure Trustee compliance. 

4. Cash Flow & Treasury Management 

• Advise on operational cash needs, loan covenants, working capital, and cashflow positions to ensure optimal liquidity management. 

• Support financing activities, including debt refinancing, loan documentation, and liaising with banks. 

5. Stakeholder & Cross Functional Collaboration 

• Work closely with operations, leasing, asset management, and shared services teams to provide financial insights and improve business performance. 

• Maintain strong relationships with internal and external partners (auditors, tax agents, legal, business units, trustees). 

6. Internal Controls & Process Improvements

Job Responsibilities:
Functional Specification

• Responsible to analyse and define detailed functional specifications based on the functional and non-functional requirements document.
• Collaborate with Functional Business Analyst to clarify functional and non-functional requirements.
• Define and ensure traceability from functional specifications to business requirements.

Technical Design

• Responsible to create technical design.
• Ensure technical design adheres to architectural roadmap, Development practices, and security requirements.
• In case of vendor implementation: Ensure vendor resources creqate technical design document.
• Collaborate with developers and infrastructure teams to clarify functional specification and technical design during build, test and deployment phase.
• Collaborate with Production Support to establish TI operations procedures and document as part of Tech Design.
• Coordinate execution of threat modelling process with assistance of Security Architect to ensure implementation of safeguards is comprehensive in accordance with threats.

Testing & Scope Management

• Clarify test finding escalated by Test Manager and classify the findings accordingly (either as a defect or change request).
• Provide input to impact assessment and estimation for Project Change Request.
• Work with Test Manager to review test plan and functional test scope.

• Good to have knowledgeof Payment screening, or financial messaging, e.g. MQ, ISO20022, SWIFT

RESPONSIBILITIES

• Work closely with business user in business process improvement to align with business and project objectives and bridge the gaps between business users and technical solution team.
• Prepare documentation to cover business processes, workflows, or business requirements and work with stakeholders to obtain sign off.
• Work alongside team leads and Project Manager to align overall technical and business direction, bridge requirements and articulate technical constraints with Business users.
• Facilitate discussions or workshops with users, vendors such as requirement workshops, gap analysis, test planning and deployment planning.
• Work closely with vendors and development teams to ensure the right implementation of IT solutions to meet the business needs.
• Give regular updates to project manager / delivery manager.
• To create test cases and get acceptance with business users on all Test Plan.
• Manage and perform functional testing of systems before release to business users for acceptance testing.
• Work with test automation team on automating testing, validating test results and working with developers on fixes, prior to every production release.
• Manage users for adhoc / urgent change requests.

EXPERIENCE

• Min 5+ years of experience in the role of Business analyst in insurance domain analytical work.
• Strong knowledge of database structure systems and data mining/mapping, transformation.
• Proven track records of successful implementation of projects
• Experience in implementing digital solutions.
• Able to work under pressure and within tight deadlines on several initiatives simultaneously.
