Job Description

·        Take full responsibility for cost management and contract administration for main-contractor projects, including progress claims, payment certifications, variation orders(VO), and final account settlement.

·        Prepare, submit, and follow up on progress claims, variation orders submissions, and cost documentation with clients, consultants, subcontractors, and suppliers.

·        Maintain proper records and tracking of all variation orders, claims, and contractual correspondences to ensure proper documentation and compliance.

·        Carry out monthly valuation of work done, monitor project costs, control budgets, and forecast final project costs.

·        Attend project, coordination, and site meetings, working closely with the project and site teams to resolve commercial and contractual issues.

·        Assist in tender preparation, costing, and submission, ensuring accuracy, completeness, and compliance with tender requirements.

·        Source, evaluate, and negotiate quotations from subcontractors and suppliers, including detailed price comparison and value engineering where applicable.

·        Prepare and issue Work Orders(WO) and Letters of Award (LOA) to subcontractors and suppliers.

·        Assist in procurement planning, materials ordering, and coordination with site operations to ensure timely delivery.

·        Perform any other ad-hoc duties as assigned by management.

Job Requirements

• Diploma or Degree in Quantity Surveying, Civil Engineering, or Building, or a related discipline.
• Minimum 5 years’ experience in the Singapore construction industry, preferably with main-contractor project exposure.
• Able to work independently, proactive, and able to perform effectively under pressure and tight deadlines.
• Possess strong communication, coordination, and negotiation skills, with the ability to liaise confidently with clients, consultants, subcontractors, and suppliers.
• Good analytical, organizational, and problem-solving skills, with strong attention to detail.
• Proficient in Microsoft Office (Excel, Word, Outlook) and familiar with construction cost management practices.

Job Responsibilities

• Coordinate and supervise all Mechanical & Electrical (M&E) works on site, including ACMV, electrical, plumbing, fire protection, and sanitary systems.
• Liaise with consultants, subcontractors, and project teams to ensure M&E works are carried out according to approved drawings and specifications.
• Review M&E shop drawings, method statements, and material submissions before submission to consultants.
• Monitor site progress and ensure M&E works are completed on schedule and within project requirements.
• Coordinate M&E works with architectural and structural works to avoid clashes and delays.
• Attend coordination meetings, site meetings, and technical discussions with consultants and subcontractors.
• Ensure compliance with Singapore authorities’ requirements, including BCA and relevant statutory regulations.
• Monitor testing and commissioning of M&E systems and ensure proper documentation submission.
• Identify and resolve technical issues on site related to M&E works.
• Ensure safety standards and proper work procedures are followed on site.
• Assist Project Manager in planning and coordinating M&E installation activities.
• Prepare progress reports and maintain proper site records for M&E works.

Job Requirements

• Diploma or Degree in Mechanical Engineering, Electrical Engineering, or related field.
• Minimum 3–5 years of relevant M&E coordination experience in building construction projects in Singapore.
• Good knowledge of M&E systems such as ACMV, Electrical, Plumbing, Fire Protection, and ELV systems.
• Familiar with local authority requirements and submission procedures in Singapore.
• Ability to read and interpret M&E drawings and technical specifications.
• Strong coordination and communication skills with consultants and subcontractors.
• Familiar with BIM coordination and clash detection (preferred).
• Able to work independently and under pressure in a fast-paced construction environment.

Job Responsibilities

• Develop and manage architectural work schedules in accordance with the overall project master programme.
• Coordinate, monitor, and control architectural sub-contractors’ progress, quality, and site activities to ensure smooth execution and avoid conflicts.
• Liaise with consultants, sub-contractors, suppliers, and relevant stakeholders to resolve technical, design, and detailing issues.
• Prepare, review, and submit materials, shop drawings, and method statements for consultant and client approval prior to commencement of works.
• Manage and coordinate submissions to relevant authorities (e.g. BCA, URA, SCDF, NEA, LTA, SFA, etc.) and ensure full compliance with statutory requirements.
• Ensure timely delivery of approved materials and monitor proper storage, handling, and installation quality on site.
• Conduct site inspections and coordinate testing, mock-ups, and trade demonstrations for consultant approval.
• Supervise architectural works to ensure compliance with approved drawings, specifications, quality standards, and Workplace Safety & Health (WSH) regulations.
• Verify sub-contractors’ claims and assist the Quantity Surveyor in measurement, variation, and cost verification.
• Support the Project Manager in coordination, documentation, and preparation of handover materials including as-built drawings and O&M manuals.
• Propose alternative materials, construction details, or methods to improve cost and time efficiency while maintaining design intent and compliance.
• Control the use of materials, labour, and equipment to ensure productivity and cost efficiency.
• Maintain good working relationships with consultants, clients, authorities, and all project stakeholders.
• Ensure all architectural works comply with BCA CONQUAS / Quality Mark standards and the company’s Quality & Management System.
• Perform other ad-hoc duties as assigned.

Requirements

• Degree in Architecture, Building, Civil / Structural Engineering, or related disciplines.
• Minimum 3–5 years of relevant experience in architectural coordination within the Singapore construction industry.
• Strong knowledge of local building codes, regulations, and submission processes to authorities (BCA, URA, SCDF, NEA, LTA, etc.).
• Good understanding of architectural drawings, construction detailing, and sequencing of works.
• Proficient in AutoCAD, Revit, Microsoft Office, and project coordination software.
• Familiar with CONQUAS / Quality Mark standards and ISO quality documentation.
• Strong leadership, communication, and interpersonal skills to manage site teams and liaise effectively with consultants and clients.
• Able to work independently, manage multiple tasks, and meet project deadlines in a fast paced environment.
