Job Description

1. Role Overview

The Building Systems & Sustainability Engineer plays a pivotal role in bridging ACMV engineering, Building Management Systems (BMS),and data-driven optimisation. This role is responsible for enhancing building performance through system integration, analytics, and continuous improvement initiatives.

You will support the company’s transition from traditional engineering delivery to intelligent, sustainable, and digitally enabled building solutions, working across project teams, service operations, and R&D platforms (e.g. Zeggo ecosystem).

2. Key Responsibilities

A. Building Systems Integration & Engineering

Support integration of ACMV systems with BMS and smart control platforms

Review HVAC schematics, control logic, and system sequences to ensure optimal operability

Coordinate with project and service teams on installation, testing, and commissioning of BMS-related works

Work with multi-disciplinary systems including ACMV, electrical, and fire systems where applicable

B. Data Monitoring & Performance Analysis

Monitor building performance through BMS, IoT devices, and digital platforms

Validate data points, communication protocols (e.g. Modbus, BACnet), and system connectivity

Analyse operational data (temperature, energy consumption, equipment runtime) to identify inefficiencies

Develop dashboards and reports to track system performance and energy trends

C. Energy Optimisation & Sustainability Initiatives

Identify opportunities for energy savings and operational improvements

Support implementation of optimisation strategies (e.g. scheduling, setpoint tuning, load balancing)

Contribute to sustainability initiatives such as Green Mark, energy audits, and ESG reporting

Assist in developing outcome-based solutions (e.g. energy performance improvement programs)

D. Digitalisation & Platform Support

Support deployment and validation of digital solutions (e.g. Zeggo platform, IoT gateways, analytics tools)

Ensure accurate data flow from field devices to cloud or central monitoring systems

Work with R&D and software teams to refine system logic, analytics models, and user interfaces

Participate in pilot projects for smart building and hybrid cooling solutions

E. Troubleshooting & Continuous Improvement

Perform root cause analysis for system faults and performance gaps (e.g. 5-Why, trend analysis)

Work with operations teams to resolve issues and improve system reliability

Recommend system enhancements and retrofits to improve long-term performance

Document learnings and contribute to internal knowledge base

3. Requirements

A. Education & Experience

Diploma/Degree in Mechanical Engineering, Electrical Engineering, Building Services, or related field

2–5 years of experience in ACMV, BMS, or building services engineering

Experience with HVAC systems, controls, or facility management is preferred

B. Technical Competencies

Basic understanding of BMS systems and control strategies

Familiarity with communication protocols (e.g. Modbus, BACnet) is an advantage

Ability to read and interpret HVAC drawings and control schematics

Exposure to data analysis tools, dashboards, or digital platforms is a plus

C. Core Skills

Analytical thinking and problem-solving capability

Ability to translate technical data into actionable insights

Strong coordination and communication skills across teams

Willingness to learn and adapt in a digital and evolving environment

1. Role Overview

The Project Manager will lead the delivery of projects across Air Conditioning & Mechanical Ventilation (ACMV) and Fire Protection Systems, operating within a shared resource model across business units.

This role is responsible for managing end-to-end project execution, integrating multi-disciplinary engineering teams, and ensuring delivery excellence in terms of quality, compliance, cost, and timeline.

The Project Manager will also play a key role in supporting the company’s transition toward digitalised and intelligent building solutions.

2. Key Responsibilities

A. End-to-End Project Leadership

• Lead full project lifecycle from:
• Tender handover → planning → execution → commissioning → handover
• Manage multiple concurrent projects across ACMV and Fire systems
• Develop and maintain project schedules, budgets, and resource plans
• Ensure projects are delivered:
• On time
• Within budget
• In compliance with specifications and regulatory standards

B. Cross-Disciplinary Coordination

• Lead and coordinate teams across:
• ACMV engineers
• Fire protection engineers
• Subcontractors and vendors
• Act as the central point of alignment between:
• Clients
• Consultants
• Internal engineering teams
• Ensure seamless integration between ACMV and Fire systems in project execution

C. Technical Oversight (Non-Design, Coordination Focus)

• Review engineering drawings and technical submissions:
• HVAC systems (VRV/VRF, chilled water, ventilation)
• Fire systems (sprinkler, alarm, suppression)
• Ensure coordination across disciplines to avoid clashes and rework
• Support resolution of technical issues through collaboration with engineers

D. Site & Execution Management

• Oversee site progress, installation quality, and safety compliance
• Conduct regular site meetings and progress reviews
• Ensure subcontractors meet performance, quality, and safety standards
• Resolve site issues proactively to prevent delays

E. Testing, Commissioning & Handover

• Lead coordination of testing and commissioning activities
• Ensure systems are fully functional and compliant before handover
• Oversee preparation of:
• As-built drawings
• O&M manuals
• Final documentation

F. Compliance & Risk Management

• Ensure compliance with:
• BCA regulations
• SCDF requirements
• Workplace Safety & Health (WSH) standards
• Identify project risks and implement mitigation strategies
• Maintain proper documentation for audits and inspections

G. Commercial & Stakeholder Management

• Monitor project cost performance and variations
• Manage subcontractor claims, VO (variation orders), and procurement coordination
• Maintain strong client relationships and ensure satisfaction
• Provide regular project updates to management

H. Digitalisation & Future Integration

• Support integration of systems into digital platforms (e.g., BMS, IoT, Zeggo)
• Ensure proper coordination between physical systems and digital monitoring solutions
• Participate in initiatives to improve project delivery through data and technology

3. Requirements

Education & Experience

• Diploma / Degree in Mechanical, Electrical, or Building Services Engineering
• Minimum 5–10 years of relevant experience in:
• ACMV systems, Fire Protection systems, or M&E projects
• Proven experience managing end-to-end projects

Technical Exposure

• Good understanding of:
• HVAC systems (VRV/VRF, chilled water, ventilation)
• Fire protection systems (sprinkler, fire alarm, suppression)
• Familiar with regulatory requirements (BCA, SCDF)

Core Competencies

• Strong project planning and organisational skills
• Ability to manage multiple stakeholders and teams

Preferred (Advantageous)

• Experience in integrated M&E or design-and-build projects

Key Responsibilities

A. Project Planning & Execution

• Assist in project planning, scheduling, and resource allocation.
• Oversee day-to-day site operations for ACMV and fire protection works.
• Ensure projects are delivered on time, within budget, and in accordance with specifications.
• Monitor progress and prepare regular project status reports.

B. Technical & Engineering Coordination

• Review and interpret engineering drawings, specifications, and technical submissions.
• Coordinate with consultants, subcontractors, and internal teams on technical matters.
• Ensure proper installation, testing, and commissioning of ACMV and fire protection systems.
• Support design development and value engineering where applicable.

C. Regulatory & Compliance Management

• Ensure compliance with local authorities and regulatory standards, including: BCA & SCDF
• Prepare and submit necessary documentation for approvals and inspections.
• Ensure all works comply with safety standards and site regulations.

D. Testing & Commissioning

• Participate in system testing, commissioning, and handover processes.
• Coordinate inspections with relevant authorities and consultants.
• Ensure all defects are rectified prior to project completion.

E. Cost & Procurement Management

• Assist in material sourcing, procurement, and cost control.
• Evaluate quotations and manage subcontractor performance.
• Track project costs and highlight potential overruns.

F. Documentation & Reporting

• Maintain accurate project documentation including drawings, reports, and records.
• Prepare method statements, risk assessments, and work procedures.
• Ensure proper handover documentation upon project completion.

3. Requirements

Education & Experience

• Degree or Diploma in Mechanical Engineering, Building Services, or related field.
• Minimum 3–5 years of relevant experience in ACMV and/or fire protection projects.
• Experience in Singapore construction environment preferred.

Technical Competencies

• Knowledge of ACMV systems (e.g., chilled water systems, VRV/VRF, ventilation).
• Knowledge of fire protection systems (e.g., sprinkler, fire alarm, smoke control).
• Understanding of local codes and standards (BCA, SCDF).
• Proficiency in AutoCAD and basic project management tools.
