Job Summary

Manage all quantity surveying activities across pre-contract and post-contract stages to support successful project delivery and cost control for diverse building projects.

Responsibilities

• Lead preparation and submission of tender documentation during pre-contract stage to secure project opportunities
• Source and evaluate quotations and tender submissions to ensure competitive and compliant bids
• Perform detailed take-off of bills of quantities to support accurate cost estimation and tendering
• Manage sub-contract procurement by conducting price comparisons and preparing Sub-Contract Agreements to optimize project costs
• Prepare and submit monthly progress claims and variation work documentation to maintain cash flow and contract compliance
• Assess sub-contractors’ claims and prepare Payment Responses to ensure accurate and timely payments
• Compile Final Accounts for both Main Contracts and Sub-Contracts to close out projects financially
• Administer contracts by maintaining comprehensive contract documentation and providing expert advice on pre-contract and post-contract matters to mitigate risks
• Coordinate and follow up all quantity surveying related matters promptly and cost-effectively to support project timelines and budgets
• Attend site meetings and conduct site measurements to verify quantities and resolve contract issues
• Adapt to evolving project needs by performing additional duties and responsibilities as assigned to contribute to overall project success

Requirements:

I. Degree / Diploma in Architecture or equivalent.

II. Minimum 3 years of local working experience in architectural finishing work

III. Good interpersonal skill, meticulous, independent and a team player

IV. Strong knowledge of Singapore building codes and regulations

V. Knowledge in Greenmark documentation will be added advantage

VI. Experienced in RI and TOP inspection procedure and documentation

Responsibilities:

I. Review project specifications, technical clarifications, review accuracy of construction drawings, charts and forms II. Ensure drawings produced by drafting team and sub-contractors are accurate and timely in alignment with the Project Master Program.

III. Identify shop drawings discrepancies, buildability and impact on different disciplines.

IV. Relate design intent from architect / design consultant to buildable construction shop drawing.

V. Ensure design intent on critical dimensions are highlighted; details are workable and coordinated with other trades.

VI. Liaise with architect, design consultant and sub-contractors on design intent and technical issues.

VII. Coordinate between architectural team and consultant drawings to ensure consistency in construction drawings.

Technical Competencies:

I. Coordination and identify areas of concerns with design intent

II. Understanding of structural / M&E drawings

III. Able to communicate with consultants in clear hand sketches drawing

IV. Awareness of requirements of relevant authorities (ie.BCA, SCDF, LTA)

V. Awareness of contractual obligations / rights
