Duties:

• Handle full sets of accounts including Accounts Payable (AP), Accounts Receivable (AR), General Ledger (GL), bank reconciliation, and month-end closing.
• Prepare monthly, quarterly, and annual financial statements and ensure accuracy of financial records.

Role Overview

Our client is a BCA-registered General Builder with a strong track record across residential, commercial, and public-sector building projects.

As part of their continued growth, they are seeking an experienced Contract Manager to lead contractual, commercial, and risk management functions across multiple projects.

This role plays a critical part in protecting project margins, managing contractual risks, and supporting project teams from award through final account.

Key Responsibilities

Contract & Commercial Management

• Lead the drafting, review, interpretation, and negotiation of contracts, subcontracts, and supplier agreements.

• Manage the full contract lifecycle, ensuring contractual obligations, deliverables, and entitlements are properly administered.

• Oversee variations, claims, EOTs, and final accounts, ensuring timely and effective commercial recovery.

• Identify, assess, and mitigate contractual and commercial risks to safeguard project profitability.

• Lead and support contractual negotiations and dispute resolution with clients, consultants, and subcontractors.

• Work closely with Project Managers and Quantity Surveyors to ensure contract terms are correctly implemented on-site.

• Provide commercial and contractual advice during project execution and decision-making.

• Participate in project meetings, offering commercial insights and recommendations.

Reporting & Governance

• Maintain accurate records of contracts, correspondence, claims, and approvals.

• Prepare commercial reports, cost summaries, and contractual documentation for management, audits, and client submissions.

• Ensure compliance with contract conditions, procurement procedures, and regulatory requirements.

Requirements

• Diploma/Degree in Construction Management, Quantity Surveying, Law, or related discipline.

• Minimum 5 years of relevant experience in contract/commercial management within a Main Contractor (Building) environment.

• Strong working knowledge of PSSCOC, SIA, and standard construction contracts.

• Proven experience handling variations, claims, EOTs, and dispute-related matters.

• Strong commercial acumen with excellent negotiation, communication, and analytical skills.

• Able to manage multiple projects, stakeholders, and deadlines in a fast-paced environment.

In Singapore, we specialise in Supply & Install of lightings in turnkey projects.

1) Business Development & Market Expansion

• Identify and develop new customers and project opportunities.
• Establish relationships with Lighting Consultants, Architects, Interior Designers, Developers and Main Contractors.
• Promote Koizumi brand and product solutions in the market.
• Conduct product presentations and brand awareness activities.
• Monitor market trends and identify new sectors or potential clients.

2) Specification & Project Development

• Work with consultants and designers to secure lighting specifications for Koizumi products.
• Support early-stage design discussions and project planning.
• Prepare marketing materials and product presentation slides.
• Coordinate with internal technical teams to support design proposals.

3) Client Relationship Management

• Maintain strong relationships with key clients and industry partners.
• Follow up with consultants and developers to track project progress and opportunities.
• Represent the company in industry meetings, networking sessions or presentations.

4) Coordination with Sales Team

• Work closely with Sales Engineers to convert opportunities into confirmed orders.
• Provide project information and client contacts to the sales team.

5) Any other ad hoc duties assigned.

Requirements

• Diploma / Degree in Electrical / Electronic Engineering, Marketing or Business
• Min. 3 years experience in business development or sales in construction / building materials industry
• Good networking and relationship building skills
• Strong presentation and communication skills

Job Responsibilities:

• Lead and oversee the development, coordination, and quality of all BIM (3D) models

• Ensure all models are accurate, coordinated, and aligned with consultants’ design intent

• Act as the key liaison between design consultants, internal teams, and subcontractors to ensure seamless model integration

• Plan and manage the development and coordination of BIM models in accordance with project schedule

• Ensure timely submission of models for Design coordination and Review and approvals

• Monitor progress of BIM deliverables to meet project milestones

• Ensure BIM models accurately reflect:

  • Consultants’ instructions

  • Design revisions and updates

• Coordinate BIM development across:

  • Architectural

  • Structural

  • MEP trades

• Identify and highlight:

  • Design clashes

  • Discrepancies in drawings

• Work with consultants to resolve issues during the modelling process

• Ensure models are delivered in a timely manner to support downstream construction activities

• Ensure compliance with:

  • Workplace Safety & Health (WSH) standards

  • Integrated Management System (IMS) safe work procedures

• Oversee implementation of safety practices within:

  • Design teams

  • Design subcontractors

• Support alignment of design outputs with site safety requirements

Job Requirements:

• Degree in Architecture, Building Engineering, Civil Engineering or Construction Management
• Good understanding of ISO19650, for managing information over the whole life cycle of a built asset, using building information modeling (BIM).
