Job Purpose
SPDA-REFG is responsible for the origination and execution of financings for Real Estate Finance (“REF”) transactions with supporting development of real estate business within JBAP in order to maintain/enhance marketing capability in close collaboration between JBAP and SPDA-REFG. As such, SPDA-REFG also seeks to utilise the specialised expertise to enhance revenues, increase number of customers across the regions.

Candidate will be expected to:

• Undertake detailed credit and financial analysis of Real Estate Financing transactions. his will include creation and/or review of detailed financial modeling and sensitivity analysis and supporting the preparation and/or review of property memo and credit submissions jointly with other team members. 
• Support marketing activities of senior team members by way of preparation of pitch documentation and performing industry and client research both for debt and advisory related transactions.
• Coordinate with relevant departments including Tokyo Head Office in risk analysis and setting of rules related to new business development. 
• Be involved in client interaction and participate in client meeting, in particular for Japanese corporate clients, to explain historical and current market dynamics etc. in Japanese language. Also, to cooperate closely with relevant departments including Tokyo Head Office and regional department covering Japanese corporate client communicating in Japanese language. The position requires fluency in Japanese language.
• Undertake any tasks or projects so instructed by JBAP and SPDA 

Job Responsibilities

1. Primary : Enhancing reputation of the bank by supporting the origination and execution of transactions with Japanese sponsor related clients, and develop strategies to enhance revenues in real estate sector working with JBAP across Asia Pacific region, which includes:
   Marketing and business planning related to real estate finance 
   Supporting deal execution related to real estate finance 
   Information gathering and regulatory investigations
   
2. Secondary : Related tasks in SPDA-REFG, which will include; 
   Provide thought leadership in preparing of team marketing materials, pitch-books and reports, to ensure successful promotion of the team’s activities both internally and externally. 
   Pro-actively suggest improvements, initiatives and new products to enhance output and value-add of SPDA-REFG. 
   Attend internal meetings to gain and share information. 
   Assist on department’s administrative matters or any other matters instructed by REFG Group Head or SPDA Management.

Job Requirements

• Have experience at least 8 years of relevant experience in banks/Financial Institutions/real estate company is essential.
• Proficiency in Japanese is advantageous as this role needs to negotiate and make presentations to Japanese corporate clients whose main language is Japanese.
• Have excellent communication skills and be fluent in written and spoken in English.
• Be able to prepare periodic report in Excel / Word / PowerPoint format.
• University graduate with strong academic background
• Deep financial & real estate market experience and demonstrated financial/risk analysis, and marketing skills
• Ability to draft or guide the drafting of internal discussion/credit papers, marketing pitches, etc.
• Astute and possess a keen eye for detail, good credit sense and critical thinking/analytical skills.
• Articulate with strong written, oral communication and interpersonal skills.
• A team player but also independent and self-motivated and resourceful.

Summary

Asia CIB Business Support Management (BSM) serves as a partner to CIB Lines of Business in Asia Pacific, working closely with respective business managers, senior management and all related support groups (Finance, Legal, Compliance, Real Estate, Technology, Control Management and Human Resource). 

The mandate for the Asia CIB BSM team has continued to grow as the business strategy in the region develops. BSM currently has a presence in Hong Kong, Singapore, Japan, Australia, China, India and Philippines.

Primary Responsibilities Include

• Real estate governance & process improvement: Revamp regional and global governance, processes, and partnerships to strengthen oversight, collaboration, and operational efficiency.

• APAC real estate strategy & execution: Lead delivery of major APAC real estate strategies, aligning seat plans to the onshore/offshore/hybrid workforce mix and evolving business needs.

• Coverage & stakeholder representation: Complete and enhance CIB APAC coverage, representing CIB in firmwide and regional real estate strategy reviews and supporting execution of associated logistics.

• Stakeholder management & influence: Manage relationships with key stakeholders and internal business partners across the region, building alignment and consensus around priority initiatives.

• Workforce planning, reporting & space optimization: Ensure accuracy of headcount projections used for space planning; produce reporting and analytics on headcount and real estate footprint; manage space assignments to optimize utilization.

• Real estate coordination & delivery: Coordinate space planning, move management, and location strategy, including day-to-day support of site operations and project delivery.

• Ad-hoc projects, controls & governance responses: Handle business ad-hoc requests (e.g., technology, real estate, resource allocation); plan and oversee ad-hoc initiatives end-to-end.

• Experience: Minimum 10 years of relevant experience

• Communication: Excellent written and verbal communication skills.

• Project management: Demonstrated project management experience across small, medium, and large-scale initiatives is an advantage.

• Stakeholder management & influence: Proven ability to implement new processes, escalate issues appropriately, and communicate effectively with senior stakeholders to drive sound, timely decision-making.
