Scheduling the workers and ensuring instructions are carried out properly

Attend site meetings.

Monitor and keep track of site work progress to ensure that the waterproofing work is carried out in a quality and efficient manner.

Maintain proper documentation and reporting to the Senior Manager

Coordinate and communicate among team members, customers, and contractors to ensure that all works are carried out according to the approved drawing/specification

Provide on-site solutions during supervision works.

· Prepare preliminary cost estimates and cost plans based on conceptual or schematic designs

· Provide cost advice to support design and development and ensure alignment with the Client's budget

· Advise on appropriate procurement strategies (e.g. traditional, D&B, etc.)

· Prepare tender documents and manage the tender process  

· Participate in value engineering workships and provide cost-impact analysis

· Assist in the negotiation and award of the Contracts

· Monitor project cost performance and maintain cost control systems

· Conduct regular site visits to evaluate progress claims and issue payment recommendations

· Assess variations, and maintain updated cost reports and forecasts, including cash flow projection

· Provide monthly cost reports, financial statements, and updates to Client and Consultants

· Prepare, negotiate, and settle final accounts with Contractors

· Attend project meetings and provide timely commercial and contractual advice

Requirements

· Recognised Bachelor’s Degree in Building, Quantity Surveying, or equivalent from recognised universities

· Preferably with a minimum of 2 years (for Junior QS) and 4 years (for QS) of QS-relevant working experience with both private and public sector clients, and preferably with knowledge of the SIA and PSSCOC forms of contract  

· Work experience gained from a consultancy firm will be an advantage

· Good technical knowledge of measurement, cost estimating, and construction technology

· Understand and be familiar with professional practice and contract administration processes

· Able to work as a team player and multitask on a few ongoing projects/ assignments

· Resourceful, independent, responsible, and able to work in a challenging and fast-paced environment

Responsibilities

• Lead the team ensuring strict compliance with health, safety, environmental and sustainability guidelines.

• Ensure housekeeping and quality benchmarks are being met in each works area.

• Lead the onsite team and ensure project completion within the set budget, schedule and conformance with the contract documents.

• Participate in development of scopes of work for each trade, with the purchasing department.

• Input into and develop a logistics plan that allows the contractors to complete their work in a coordinated, efficient manner under the project managers directive.

• Establish regularly scheduled meetings with the trade contractors to review the following: shop drawing preparation / approval, equipment/material lead times and required on-site dates, manpower projections vis-a-vis the project schedule, quality/performance issues on and off site.

• Identify any factory visits that may be required and schedule accordingly.

• Conduct regular project/contractor meetings to review project progress and the following issues: Current cost projections/change orders issued to date, anticipated “pending” costs, schedule update, requisition review, highlight near term major activities, changes to the project, any other issues deemed appropriate.

• Work with trade contractors to carry out benchmarking for discreet activities so as to agree quality benchmarks.

• Evaluate and assess trade contractor method statements and contract documentation for buildability and provide suitable feedback.

• Liaise with the employer’s safety manager in the development of a site-specific safety plan.

Skills/Requirement

• Higher National Diploma/Degree in Engineering, BArch degree Architecture / built environment or BSc Construction Management discipline as a minimum.

• 5+ years previous work experience as a Construction Manager, preferably with 3 years in A & A related field

• Working knowledge of scope of work covered by contracts.

• Knowledge of construction, engineering, procurement, industry standards and other project-related activities, their interfaces and interdependencies.

• Proven ability to manage and lead a team to build collaboration and efficiency.
