Resposibilities:

• Lead and coordinate cross-functional project teams including engineers, architects, contractors, and stakeholders to achieve project goals
• Assign clear roles, responsibilities, and tasks to team members to optimize productivity and accountability
• Foster collaboration and resolve conflicts within teams to maintain a positive and effective working environment
• Serve as the primary liaison between clients, contractors, and internal teams to facilitate communication and decision-making
• Provide regular project updates, progress reports, and presentations to stakeholders to maintain transparency and alignment
• Address client concerns proactively and adjust project plans to meet evolving requirements
• Ensure all construction activities comply with industry standards, building codes, and client specifications through rigorous oversight
• Conduct site inspections to verify work quality and adherence to approved plans and specifications
• Implement and enforce quality control measures to maintain high standards throughout project lifecycle
• Identify potential risks including safety, financial, and legal, and develop mitigation strategies to minimize impact
• Monitor and manage changes to project scope, schedule, and costs to maintain project integrity and delivery timelines
• Ensure strict compliance with safety regulations and protocols on-site to protect personnel and assets
• Review and manage contracts to ensure all terms and conditions are fulfilled and risks are mitigated
• Oversee daily on-site operations and resolve operational issues promptly to maintain project momentum

Requirements:

• Degree in Civil Engineering or related discipline, recognized by Professional Engineers Board (PEB) Singapore
• At least 10 years’ relevant experience in construction industry
• Candidate with extensive experience in building projects preferred
• Excellent team player, good interpersonal skills and a “can-do” attitude
• Ability to multi-task in a fast paced and dynamic environment

Job Description:

1. Coordinating the activities onsite to achieve project planning, quality goal and safe execution

2. To ensure subcontractor/vendor perform the work according to the project requirement includes but not limited to project specification, classification rules, mandatory regulation and good industry practices

3. Close communication with owner reps and classification surveyor to resolve any technical issue arisen in the construction execution phase

4. Monitor the performance of the subcontractor and supplier, taking necessary action to resolve the quality and safety related issues, including but not limited to re-training, fines, dismissal of the person involved

5. Provide the lesson learn report to prevent the recurrence of the non-compliances

6. Provides the production planning to ensure the construction activities are carried out in the right sequence and minimized the rework

7. Coordinate all onsite activities to ensure project milestones are achieved while maintaining uncompromising standards for quality and safety.

8. Ensure all subcontractors and vendors adhere strictly to project specifications, Classification Society rules, mandatory regulations, and established industry best practices.

9. Maintain proactive communication with Owner Representatives and Class Surveyors to identify and resolve technical challenges during the construction and execution phases.

10. Monitor and evaluate subcontractor and supplier performance; implement corrective actions for quality or safety breaches, ranging from mandatory retraining and financial penalties to the dismissal of non-compliant personnel.

11. Develop comprehensive Lesson Learned reports to identify root causes of non-compliance and implement preventative measures for future projects.

12. Formulate detailed production schedules to ensure construction activities follow a logical sequence, maximizing resource utility and minimizing costly rework

13. This position is required to be full-time based in Indonesia, Batam.

Requirements:
1. Bachelor’s degree or Diploma in Naval Architecture, Marine Engineering or similar qualification with strong technical background.

2. At least 5 years working experience as construction manager

3. Prossess knowledge of newbuilding project

4.Proficient in English and able to communicate in Bahasa will be an advantage.

Job Summary
The Property Manager is responsible for overseeing the full spectrum of property and facilities management operations across a property portfolio (residential, commercial, industrial, or mixed-use). The role ensures smooth building operations, tenant satisfaction, financial performance, and continuous asset enhancement. This position leads a team of property professionals and works closely with stakeholders, service vendors, and management to uphold operational excellence and regulatory compliance.

General Summary of Responsibilities:

• Heads a Property Management Sub Team.

• Manage Daily Operations, Maintenance, and performance of a property portfolio (residential, commercial, industrial), ensuring smooth functioning.

• Oversees Market vacancies, tenant selection, lease negotiations, renewals, and resolving complex tenants issues.

• Source business for the company / division generally by client contact, networking as well as general promotion of company's services.

• Undertake training and development of the people within the Team and promote an on-going career path for them within company.

• Provide leadership, managerial direction and personal encouragement to all employees within the Team, including guidance on all property management procedures.

• Liaise with existing building owners on property management performance, including the use of tenant and client surveys.

• Prepare agendas, minutes recording and convene and attend all Council meetings and Annual General Meetings

• Develop budgets, forecasts, monitor expenses, and report financial performance to stakeholders/owners

• Plan and execute capital improvements, renovations, and maintenance to boost asset value

• Ensure adherence to regulations, industry standards, and establish safety/emergency procedures.

• Implement strategic plans for property growth, efficiency, and sustainability initiatives.

Requirements

• Degree / Diploma in Building/ Real Estate Management or other related discipline with minimum 6 years of property management experience; inclusive of at least 3 years in a managerial role

• Experience in MCST work and knowledge of BMSMA is a must.

• Matured and independent with the ability to lead team

• Strong negotiation, communication and leadership skill
