Job Responsibilities:

• Job function includes project planning, execution, supervision/ quality control and managing team comprising of designers, consultants, project coordinators/ supervisors and contractors.
• Have good interpersonal skills to liaise with all levels of personal ranging from clients, authorities down to the contractors.
• His listening power and ability to resolve issues by way of practical proposals enable him to fit in to any situation beside his ability to ease tension by his humorous jokes.

• Preparation of quantities and pricing for tender submission including calling for quotations from sub-contractors and suppliers;
• Preparation of progressive claims and verifying sub-contractors’ claims including visit to project sites as and when necessary;
• Preparation of progressive report, building materials purchasing and delivering schedules including liaising with purchasing department; 
• Possess at least a Advance Diploma in Quantity Survey or equivalent

JOB DESCRIPTIONS

• To prepare and maintain daily site progress.
• To arrange with Machinery Department for mobilize or service and repair of machinery, equipment or plants at job site and other facilities and utilities.
• To liaise with Safety Department for implementation and maintain safety requirement at site.
• To supervise and monitor sub-contractor progress of work at site.
• To check any discrepancies between structure, architecture & M&E drawing and highlight to consultant.
• To liaise with Purchasing Manager for purchasing of building materials at site.
• To arrange and conduct sub-contractor meeting as well as attend other technical interface meetings with clients and consultants.
• To review structural drawings. To prepare and submit Request for Information (RFI) to consultant for inspection.
• To vet the approved method statement or work instructions.
• To ensure timely submission of shop drawings and follow-up preparation of As-Built Drawings and material samples submission at site.
• To carry out quality inspection for work done by sub-contractors at site as well as maintaining such records.
• To ensure corrective actions arising from customer complaint and non-conformance is implemented within the stated time frame.
• To carry out other job assignments as and when required by the immediate superior
• To recommend corrective action on work progress and verify claims for project.
• To issue site memo and NCRs to sub-contractors.
• To close-up all customer complaint, internal and external NCRs by client or consultants.
• To reject material delivered to site which is not accordance to specification or poor quality.

JOB REQUIREMENTS

• Candidate must possess at least a Bachelor's Degree, Post Graduate Diploma, Professional Degree, Engineering (Civil) or equivalent.
• At least 2 year(s) of working experiences in the related field is required for this position.
• Required skill(s): MS Office, AutoCad, Primavera
• Required language(s): Bahasa Malaysia, English and Mandarin (added advantage)

• To explore product composition to optimize product marketability and financial returns.
• To identify and prepare information required for pre-planning stage and in preparing feasibility studies in liaison with Sales & Marketing, Project Department, Contracts Department, Treasury Department and any other internal department whichever required.
• Well-versed in project planning, feasibility studies, cashflow projection, stakeholder management, finance, and authorities’ matter.
• Manage and coordinate with various external parties such as architects, engineers, contractors, suppliers, respective local authorities and other property developer.
• Possess and familiar with the understanding of statutes: Housing Developer's Act. Strata Title Act, Strata Management Act, National Land Code, planning guideline, Building by Law and other related legislation.
• To maintain value chain and ensure up-to-date information on building materials/cost in order to meet the development quality and budget.
• To assist and ensure that the design is in accordance with the approved Product Brief and Budget Plan.
• To monitor and supervise the development of Concept through the Schematic design process for Management’s approval.
• To assist in overall planning, implementation, and execution of projects to ensure successful completion of the projects.

• Candidates must possess at least a Bachelor's Degree, Professional Qualification or Master's Degree in Valuation, Architecture, Town Planning, Property Development/Real Estate Management.
• Minimum 3 year(s) of working experiences in property development industry related to project planning and development
• Able to work independently, innovative, result-oriented team player, and highly motivated personality.
• Skills in MS Office, MS Project, and any relevant software designed for Project Management in the Property Development Industry.
