RESPONSIBILITIES:

• Able to assist clients in choosing a property and deliver sales quota.
• Oversee the promotion of property sales on advertisement media and listing services.
• Meet with prospects and clients interested in properties to offer them real estate deals.
• Communicate with clients to identify their requirements and choice of property.
• Oversee the preparation and approval of documents such as purchase agreements, and lease contracts.
• Coordinate the closing of property deals to ensure vital documents are signed and payment received.
• Oversee arrangements to give prospective buyers a view of a property before closing deals.
• Act as intermediaries liaising between property sellers and prospective buyers to facilitate property deals.
• Conduct the inspection of a property to ensure the terms and conditions of sales are met before closing sales deals.
• Provide periodic reports to company management on sales operations and generated returns using CRM systems.
• Conduct surveys to identify the price of competing properties on the housing market.
• Proffer recommendations to buyers and refer them to property consultants who provide legal and mortgage services.
• Ensure compliance with housing laws and policies when conducting property deals.
• Monitor the property market to identify individuals with interest in property to convince them and secure a brokering deal.
• Maintain contact with clients to have opened to discuss future business prospects

REQUIREMENTS:

• Candidates must possess a Diploma/Bachelor's Degree any related fields.
• Possess valid CEA License (or) a Diploma / Graduate in Real Estate and able to transact in the Property market
• With at least 1 year of sales experience preferably in the real estate industry.
• Flexible to adapt to dynamic market.
• Good oral and written communication skills.

What is the Role?

As our Surveyor / Sales Advisor, you'll complete surveys in customers / tenants properties and sell domestic heating installations which suit their needs. In this role you will:

- Advise on and sell SSE Airtricity's range of offerings, which will include Housing Association domestic surveys and surveying for electric vehicle charging points

- Act as the key point of contact for private customer enquiries pre-installation

- Prepare quotations and calculate the costing of materials

- Complete all necessary admin associated with the job (updating databases, supplying literature etc)

- Offer and discuss finance options with customers

What do I need?

To be considered for this role, we would love you to have:

- Excellent communication skills and experience of liaising with customers and clients at all levels

- A friendly, approachable and professional attitude, with good IT skills and attention to detail

- Previous sales experience

- The ability to problem solve and work on own initiative

- A current driving licence

We have an existing opportunity for a Property Compliance Advisor to join our Property Team at our Group Support offices in Lichfield (this role is Hybrid, so there will be 3 days working from home and 2 days working from our Lichfield office).

The Property Compliance Advisor is responsible for ensuring all planned maintenance tasks are completed within service level agreements set to enable 100% statutory compliance within our portfolio. Works in a fast-paced environment providing a vital role in supporting our service-based colleagues to deliver great care and support. The Property Compliance team support the wider Property team with the management of scheduled and remedial tasks, whilst also managing the our Supported Living Homes. The team ensure activities are undertaken on a timely and cost-effective basis to maintain high-quality, compliant, and safe property estate.

Role Overview

The Property Compliance Advisor will:

• Will take responsibility for ensuring all compliance tasks are completed and documentation uploaded onto our property support system (VPS)
• Upload all compliance documentation to VPS for Supported Living Properties, tracking renewal surveys/certificates.
• Report all queries taken from the Supported Living Homes to the Registered Housing Provider, working with the various providers to ensure all items of works are completed within the agreed SLA and the Homes remain safe and complaint for the People we Support.
• Assist in compliance monitoring for the whole of the Supported Living portfolio and building strong relationships with registered providers.
• Support the field-based property team and operational colleagues with management of PPM tasks, including being the first point of contact for enquiries, both by phone and email, from service-based colleagues and contractors.
• Deliver exceptional customer service by meeting, or exceeding, service level agreements ensuring that all planned maintenance tasks are dealt with in a timely manner.
• Proactively monitor and respond to queries relating to compliance tasks on a timely and prioritised basis.
• Assist with the creation, distribution and performance management of suppliers through reports.
• Be a good communicator who is confident both verbally and in emails with internal and external parties.
• Understanding of compliance requirements e.g.: Fire Alarm, Emergency Lighting, EICR, Gas, PAT would be desirable.
• Good knowledge of Microsoft Excel and Word.

Introduction

The Strategic Estates (SE) team, as custodians, take great pride in looking after and improving the buildings within the Parliamentary Estate. We provide services to both the House of Commons and House of Lords on World Heritage site which attracts visitors from all over the world, making it a challenging environment where conservation meets the need to innovate and build for the future.

The work of Strategic Estates has become increasingly challenging; not only do many of the most recognizable buildings require significant work to keep them in operation, but the service also needs to prepare decant accommodation to enable longer term plans. We are preparing for Restoration and Renewal of the Palace of Westminster (R&R), and for projects elsewhere on the estate.

The Role

The SE Health and Safety Team are responsible for overseeing the CDM and construction safety compliance of all SE projects and work programmes, training staff, lead initiatives to improve the safety culture and provide assurance to risk owners that legislative and house requirements are being satisfied.

We are looking for a key role within SE for a Senior Construction Safety Advisor. Given the number of projects undertaken simultaneously, the nature of work and the environment that the work will be carried out in. You will play a key role in ensuring a safe working environment for all the people who work on SE's projects and create an environment that is conducive to normal health and well-being.

You will be one of the subject matter experts and provide assurance for project related construction safety matters or concerns, providing up-to-date advice and knowledge of legislative requirements, best practice and House policies and procedures in a construction setting.

Some of the responsibilities for this role include:

• Provide assurance that SE is adhering to internal governance and applicable statutory requirements. This will include - but not be limited to - ensuring all designers comply with their duties, planning, managing & monitoring projects in the pre-construction phase, ensuring the general principles of prevention are taken into account, compiling a suitably developed H&S file, and assisting the Principal Contractor to compile a Construction Phase Plan.
• Developing, compiling and reporting construction safety related Key Performance Indicators and producing investigation reports on any incidents.
• Applying and where requested, assisting with the development of Parliamentary Health and Safety Standards and departmental safety arrangements.
• Advising on providing, maintaining and promoting a safety compliant construction environment.

Skills and Experience

Qualifications & Memberships:

• NEBOSH General and Construction Certificates or equivalent.
• Tech IOSH, or similar and equivalent membership.

To be successful in this role you will demonstrate:

• Experience of managing operational and strategic construction safety issues, developing and implementing improvements within an estates environment. Specialist knowledge of construction safety legislation, standards and best practice.

A natural multitasker, you will operate in an organised and structured manner; be detailed driven and capable of always producing outstanding quality work.

This role requires you to have exceptional listening and problem-solving skills to resolve queries received at the first point of contact in a timely and positive manner. You will need to have typing ability along with moderate IT literacy skills and an understanding. No two days are the same so you must enjoy working in a varied and busy property repairs and maintenance environment.

About the role

We are seeking a full-time Assistant Tenant Advisor to join our growing team of professionals. Working directly with our team of experienced advisors, your responsibilities would include:

A client within the Public Sector based in Greater London is currently recruiting for a Construction Health & Safety Advisor to join their team as soon as possible. The client is offering a full time, temporary position on an ongoing basis with the ideal candidate having experience of working within a local authority.

The Role

Key purpose of the role is to provide specialised support and advice to all stakeholders in relation to construction health, safety and welfare issues across the capital programme and responsive repairs service.

Key responsibilities will include but not be limited to:

• Provide technical advice and support to repairs service managers on a wide range of health and safety issues arising from the client's construction/maintenance activities.
• Responsible for day-to-day supervision, allocation and checking quality of work of the Apprentice Construction/Fire Safety Coordinator.
• Carrying out competency assessments of potential contractors on behalf of the client.

The Candidate

To be considered for this role you will require Demonstrable experience within the housing and/or construction industry, advising on all aspects of construction health and safety. A/I E2 NEBOSH General and/or Construction Certificate or equivalent.

The client is looking to move quickly with this role and as such are offering £28 per hour Umbrella LTD Inside IR35.

Construction Health and Safety Advisor (PO3)

PRIMARY JOB FUNCTION
The Construction Health and Safety Advisor will be responsible to the Lead Advisor
(Construction and Fire Safety) and the primary function of the role is to provide specialised
support and advice to all stakeholders in relation to construction health, safety and welfare
issues across the capital programme and responsive repairs service.
The Construction Health and Safety Advisor will act as a key advisor to Council’s in house
responsive repairs service, leading on the development and updating of policies,
procedures, guidance, risk assessments and method statements in relation to this area of
work. In addition, the Construction Health and Safety Advisor will also carry out routine
health, safety and welfare inspections on the Council’s directly employed operatives and
work sites, as well as numerous support contractors working on the Councils behalf.
The Construction Health and Safety Advisor will also play a key role in the safe delivery of
the Council’s Cyclical Improvement Programme (CIP) and other capital works i.e. new
build, by proactively monitoring site operations to ensure works are carried out in
accordance with agreed construction phase plans. The Construction Health and Safety
Advisor will act as a CDM advisor to the Client and/or liaise with Council appointed
Principal Designers/Client Representatives as required .
DUTIES AND RESPONSIBILITIES
1. Provide technical advice and support to repairs service managers on a wide range of
health and safety issues arising from the Council’s construction/maintenance activities,
including but not limited to; risk assessment and delevopment of safe systems of work
(SSW), accident/incident reporting and investigation, development of control of
substances hazardous to health assessments, manual handling, management of hot
works, asbestos management, CDM compliance and work at height, all of which must
be consistent with Islington Council’s corporate health and safety policy.

2. To be jointly responsible for day to day supervision, allocation and checking quality of
work of the Apprentice Construction/Fire Safety Coordinator in order to develop the
individuals competence in both construction and fire safety.
3. To assist in the procurement of construction work/contractors, carrying out competency
assessments of potential contractors on behalf of the council, as required by the
Construction (Design and Management) Regulations 2015.
4. Ensure that exceptional health and safety standards are maintained within Property
Services department and internal safety audit systems are followed, consistent with
Islington Council policies, in consultation with the Lead Advisor (Construction and Fire
Safety) and the Construction, Fire and Gas Safety Manager.
5. Assist in developing and reviewing construction and fire safety policies and guidance in
the accordance with changes in legislation, official guidance and industry standards.
6. Develop positive working relationships with team leaders/supervisors within the
responsive repairs service, members of capital the project teams and liaise effectively
and productively to deliver efficient/safe projects on time and to budget.
7. Review safety policies, risk assessments, method statements and safety plans
developed by contractors, advising client representatives on the suitability of these, as
per the requirements of the Construction (Design and Management) Regulations 2015,
both prior to works commencing and throughout the construction phase of a project
8. Advise and assist Council officers/representatives in ensuring contractors work in
accordance with agreed safe systems or work, legislative requirements and industry
best practice.
9. Carry out routine and ad-hoc construction site safety audits across a diverse range of
construction and maintenance activities, including inspections of scaffolding,
excavations, confined spaces etc. to ensure works are carried out in accordance with
agreed method statements and plans, providing corrective actions and/or
recommendations for improvement to relevant parties in a timely manner.
10. Support responsive repairs line managers by undertaking routine H&S audits of
responsive operatives and contractors working on day to day projects.
11. Keep up to date with new developments in terms of construction legislation, codes of
practice and guidance through Continual Professional Development (CPD).
12. Lead on the investigation of accidents and incidents within the Housing Repairs
Service, including the identification of immediate as well as root or underlying causes,
reporting findings to repairs service management and Trades Union (TU)
representatives, informing the development of updated safety practices and guidance
to ensure continual improvement.

• Monitor the property market to identify individuals with interest in property to convince them and secure a brokering deal.
• Maintain contact with clients to have opened to discuss future business prospects
• Participate in seminars, conferences, networking, and events to improve on existing job knowledge and expand personal networks.

REQUIREMENTS:

• Candidates must possess a Diploma/Bachelor's Degree any related fields.
• Possess valid CEA License (or) a Diploma / Graduate in Real Estate and able to transact in the Property market
• With at least 1 year of sales experience preferably in the real estate industry.
• Flexible to adapt to dynamic market.
• Good oral and written communication skills.
