About the Role

About the Role
To handle all tenancy and leasing matter for own and rented premises including sourcing of new location.Join us at AIA!
We are looking for an experienced tenancy and leasing personnel who is well verse in real estate management. Based at our KL office, your primary role is to supervise tenancy matter and perform reporting.
Job requirements :
1. Tenancy Administration matter (Own & Rented Premises)
- Lease and tenancy management for AIA Bhd’s occupied premises and investment properties.
- To prepare letter of Offer, Tenancy Agreement & Renewal Letter for landlords/tenants in a timely manner.
- Submit request to LHDN on line for stamping and arrange for document for stamping in a timely manner.
- Ensure timely payment of security deposits (new deposit & top up)
- To establish checklist and maintenance on rent roll or master listing for rental payment on AIA branches to facilities management account to facilitate payment to owners.
- Budget preparation, monitoring and management for owned and rented premises. Payment management and control for AIA Bhd’s occupied premises
- Handling rental income for AIA Bhd’s occupied premises.
- Update and maintain building occupancy listing, building fact sheets, stacking plans, rent rolls and profile checklists.
- Administration of valuation of company owned properties. Dealing with landlord on tenancy matters. Portfolio summary update if any.
2. AIA Branches Renewal / Termination (own Premises & rental Premises)
- To ensure all renewal and termination of branches are done in timely manner.
- To improve the process, workflow, maintenance and upkeep filling. (soft & hard copy) system.
- Keeping good record on lease administration.
3. Compliance
- Ensure compliance and adherence to Real Estate Investment Guidelines for internal/external regulatory functions.
- Ensure adherence to policies, operating guidelines, processes and procedures Ensure compliance and adherence to Real Estate Investment Guidelines for internal/external regulatory functions.

Minimum Job Requirements:
Education : Tertiary qualification in Accounting / Legal / Business / Property Management / Real Estate / Valuation or any other relevant education or related experiences.
Work Experience : At least 3-5 years of working experience in Tenancy Management or Rental Estate Research of Valuation. Experience in financial institution or real estate firm will be an added advantage.
