Job Overview:
We're looking for an experienced Holiday Let Operations Manager to oversee the day-to-day operations of our growing UK short-term rental portfolio. If you're highly organised, proactive, and thrive in a fast-paced environment, we'd love to hear from you.
Key Responsibilities:
- Manage the day-to-day operations of UK holiday lets and serviced accommodation properties.
- Oversee Airbnb and Booking.com accounts.
- Manage our channel manager (Lodgify) to ensure calendars and listings remain accurate.
- Handle guest communication via chat and phone with professionalism and excellent customer service.
- Manage bookings and calendars across multiple platforms.
- Onboard new properties, including creating listings, uploading photos, writing descriptions, and setting up pricing.
- Coordinate maintenance requests and liaise with contractors and tradespeople.
- Schedule and manage cleaning teams to ensure properties are guest-ready.
- Oversee guest check-ins and check-outs.
- Maintain property compliance documentation, including Gas Safety Certificates, EICRs, insurance documents, and other required records.
- Monitor operations, identify process improvements, and help reduce operational costs.
- Utilize dynamic pricing tools such as PriceLabs (or similar).
- Manage guest messaging automation platforms such as ChargeAutomation.
Requirements:
- 3+ years of experience managing holiday lets, serviced accommodation, or short-term rental operations (required)
Proven experience with:
- Airbnb
- Booking.com
- Lodgify or similar channel management software.
- Dynamic pricing tools (PriceLabs or equivalent).
- Guest messaging automation platforms (ChargeAutomation or similar).
- Excellent written and spoken English.
- Strong organizational and time management skills with the ability to manage multiple properties simultaneously.
- Ability to work independently with minimal supervision.
- Calm and professional when handling urgent situations, including guest complaints, maintenance emergencies, and lockouts.
- High attention to detail, especially regarding compliance, documentation, and operational accuracy.
- Comfortable using spreadsheets and reporting tools to monitor property performance and costs.
- Trustworthy and discreet when handling sensitive financial and owner information.
- A proactive, solutions-focused mindset that identifies problems and recommends effective solutions.
