Job Overview:


We're looking for an experienced Holiday Let Operations Manager to oversee the day-to-day operations of our growing UK short-term rental portfolio. If you're highly organised, proactive, and thrive in a fast-paced environment, we'd love to hear from you.


Key Responsibilities:


  • Manage the day-to-day operations of UK holiday lets and serviced accommodation properties.
  • Oversee Airbnb and Booking.com accounts.
  • Manage our channel manager (Lodgify) to ensure calendars and listings remain accurate.
  • Handle guest communication via chat and phone with professionalism and excellent customer service.
  • Manage bookings and calendars across multiple platforms.
  • Onboard new properties, including creating listings, uploading photos, writing descriptions, and setting up pricing.
  • Coordinate maintenance requests and liaise with contractors and tradespeople.
  • Schedule and manage cleaning teams to ensure properties are guest-ready.
  • Oversee guest check-ins and check-outs.
  • Maintain property compliance documentation, including Gas Safety Certificates, EICRs, insurance documents, and other required records.
  • Monitor operations, identify process improvements, and help reduce operational costs.
  • Utilize dynamic pricing tools such as PriceLabs (or similar).
  • Manage guest messaging automation platforms such as ChargeAutomation.


Requirements:


  • 3+ years of experience managing holiday lets, serviced accommodation, or short-term rental operations (required)


Proven experience with:


  • Airbnb
  • Booking.com
  • Lodgify or similar channel management software.
  • Dynamic pricing tools (PriceLabs or equivalent).
  • Guest messaging automation platforms (ChargeAutomation or similar).
  • Excellent written and spoken English.
  • Strong organizational and time management skills with the ability to manage multiple properties simultaneously.
  • Ability to work independently with minimal supervision.
  • Calm and professional when handling urgent situations, including guest complaints, maintenance emergencies, and lockouts.
  • High attention to detail, especially regarding compliance, documentation, and operational accuracy.
  • Comfortable using spreadsheets and reporting tools to monitor property performance and costs.
  • Trustworthy and discreet when handling sensitive financial and owner information.
  • A proactive, solutions-focused mindset that identifies problems and recommends effective solutions.
